What drives home value in Sunset Beach

Gulf side or bay side

Gulf-side homes have the beach and the most storm exposure. Bay-side homes on Bayshore Drive can have docks. We compare each home only with sales on the same side.

Cottage, duplex or rebuild

County parcel data shows single-family homes, duplexes and small condos. Original cottages are often valued on the lot and the cost to elevate or rebuild.

The 50% rule and what it means for a Sunset Beach home

The City of Treasure Island applies the FEMA substantial improvement and substantial damage rule, described on its 50% rule page and post-hurricane FAQ. If repair or improvement costs equal or exceed 50% of the structure market value, the building must be brought up to current flood rules, which can mean elevating it. Only the structure counts, not the land, pool or landscaping, and the city says maintenance work such as cabinets and countertops counts toward the 50%.

In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Storm history and seller disclosure

Buyers will ask what happened to your Sunset Beach home in 2024 and what was done about it.
