Belle Vista, St. Pete Beach: Neighborhood Guide

Belle Vista is a residential neighborhood on the bay side of St. Pete Beach, just north of the Pinellas Bayway and the Don CeSar. It was one of the four towns that merged in 1957 to form the city, and today it is mostly single-family homes on quiet avenues, some backing onto the bayous. You will also see it spelled Bella Vista; subdivision and listing records use Belle Vista.

Where Belle Vista is
St. Pete Beach was consolidated from the municipalities of Pass-a-Grille, Don CeSar Place, Belle Vista and St. Petersburg Beach in a 1957 referendum, which passed by five votes. The Belle Vista name survives as a neighborhood. Barkett Realty’s St. Pete Beach neighborhood overview places it north of the Pinellas Bayway, with waterfront homes along the Nicholson and McPherson bayous, and names two small parks, Mini Park and Triangle Park.
Estately’s neighborhood map also takes in condos at 3805 and 4000 Gulf Boulevard on the Gulf side. The Don CeSar and the beach are a short trip south and west, Pass-a-Grille is further south, and Corey Avenue, the city’s downtown shopping street, is to the north. The Pinellas Bayway, a toll road, links the island to the mainland.
Subdivisions and homes
Pinellas County parcel data shows Belle Vista as nine recorded plats: Belle Vista Beach (first through fifth additions), Belle Vista Shores, and Belle Vista Point with its first and second additions. Together they hold about 540 parcels, 489 of them coded as single-family homes, on Belle Vista Drive and Belle Vista Drive East, Belle Point Drive, Poinsettia Drive, Moody Street, Holland Drive, Miller Drive, Oleander Way and 39th through 44th Avenues.
For the Belle Vista Beach area, Neighborhoods.com says the community dates to 1939, with homes built from 1936 to 2021, mostly single-family houses of about 775 to 4,500 square feet with two to four bedrooms, and no association fees.
That spread of build years means original homes sit next to much newer ones, so condition, elevation and insurance cost can change from one house to the next on the same street. Treat every house as its own case.
Water and boating
Bayou-front lots can have a seawall and a private dock, while interior lots trade on price and a short walk or ride to the beach. For any waterfront home, check water depth at the dock and along the route out, any bridge clearance on that route, dock and lift permits, and the age and condition of the seawall. Flood zones, elevation and the 2024 storms
Most homes on St. Pete Beach sit in FEMA high-risk flood zones (AE or VE), so flood insurance is required for a federally backed mortgage and the elevation of the house drives both the premium and what you can do to it later. Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach and a record at the St. Petersburg tide gauge. Hurricane Milton followed two weeks later.
For any Belle Vista address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination after 2024. Rental rules
According to the Pinellas Realtor Organization summary of local rental rules, St. Pete Beach allows stays under 30 days only in the RM zoning district and the Pass-a-Grille overlay, and no more than three times in 12 months. Rentals of 30 days or longer are allowed in any district. Condos along Gulf Boulevard can also set their own rental minimums. Before you buy in Belle Vista
- Confirm the recorded subdivision and lot on the Pinellas County Property Appraiser record
- Get the flood zone, elevation certificate and current flood policy
- Ask for permits, invoices and any substantial damage letter for work since 2024
- For a waterfront lot, inspect the seawall and dock and confirm water depth
- Get flood and wind insurance quotes early in the inspection period
- Check the zoning if rental income matters to you
