Lone Palm Beach, Redington Beach and Madeira Beach: Neighborhood Guide

Lone Palm Beach is a residential neighborhood that straddles the line between the Town of Redington Beach and the City of Madeira Beach, along Redington Drive, Harbor Drive, Gulf Boulevard and the streets between them. It is mostly single-family homes, with a small condominium.

Where Lone Palm Beach is
Pinellas County parcel data places Lone Palm Beach parcels on Redington Drive, Gulf Boulevard, First through Third Street East and 154th through 160th Avenues on the Redington Beach side, and on Harbor Drive, Gulf Boulevard and First and Second Street East on the Madeira Beach side.
Pinellas County municipal boundary data puts most of Lone Palm Beach in the Town of Redington Beach and the southern part in the City of Madeira Beach. Of about 400 parcels, roughly 296 are in Redington Beach and 105 in Madeira Beach. Which town a lot is in decides its permit, flood and rental rules, so confirm it on the Property Appraiser record first.
What county records show
The county records Lone Palm Beach and its first through fifth additions, plus the Lone Palm Beach Condominium, with about 401 parcels: 301 coded as single-family homes, 14 condo units, 13 small multifamily buildings and 61 vacant. About 45 of the Gulf Boulevard parcels sit on the Gulf side of the road, facing the beach; the rest of the neighborhood lies east of Gulf Boulevard.
Water and boating

Flood zones, elevation and the 2024 storms
Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at nearby Madeira Beach. For any Lone Palm Beach address, look up the zone on the FEMA Flood Map Service Center and check for an elevation certificate on the Pinellas County elevation certificate map.
Redington Beach. The town’s appeal options page explains that substantial damage assessments after the 2024 storms were made by a county-provided contractor, and that substantial improvement reviews by the Building Official use 50% of structure value. Owners can appeal to the Building Official, then to a Special Magistrate or in circuit court.
Madeira Beach. The city’s Substantial Damage Quick Guide applies the same 50% test, and the city posted substantial damage determination letters by address after the 2024 storms.
Rental rules
Redington Beach. The town’s vacation rental ordinances, 2022-15 and the 2025-02 amendment, require vacation rentals in zoning districts 2 and 3 to register each year with an inspection, and cap occupancy at two per bedroom with a maximum of eight. Older summaries also describe a ban on single-family rentals under 181 days in those districts. Confirm the current minimum stay with the town.
Madeira Beach. According to the Pinellas Realtor Organization summary, Madeira Beach prohibits rentals of less than six months in R-1 districts and less than three months in R-2 districts.

Before you buy in Lone Palm Beach
- Confirm which town the lot is in, and the recorded plat, on the Property Appraiser record
- Get the flood zone, elevation certificate and current flood policy
- Ask for permits, invoices and any substantial damage letter for work since 2024
- For a waterfront lot, inspect the seawall and dock and confirm depth
- Get flood and wind insurance quotes early in the inspection period
- Check the zoning and the town rental rules if rental income matters to you
