Sunset Beach, Treasure Island: Neighborhood Guide
Updated October 2026.
Sunset Beach is the narrow south end of Treasure Island near Blind Pass, with the Gulf on one side and the bay close by on the other. It mixes single-family homes, duplexes and small condo buildings along West Gulf Boulevard, Bayshore Drive and the short avenues between them.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Here is what public sources and listing records show about Sunset Beach, and what to confirm before you buy.
Where Sunset Beach is
Pinellas County parcel data places Sunset Beach parcels on West Gulf Boulevard, Bayshore Drive, Blind Pass Drive and 77th through 84th Avenues, all with Treasure Island addresses. Nearby condo buildings we cover include Lands End at Sunset Beach and Mansions by the Sea on Bayshore Drive.
What county records show
The county records the Sunset Beach plat with about 98 parcels, plus small condos such as Sunset Beach Dunes and Sunset Beach Place: about 71 coded as single-family homes, 27 as duplexes or small multifamily buildings, and 7 condo units. Our Treasure Island home value guide describes a mix of older beach cottages and newer elevated homes.
Water and boating
Gulf-side lots on West Gulf Boulevard face the beach and the most storm exposure; bay-side lots on Bayshore Drive can have docks. For any waterfront lot, check the seawall, dock permits and depth. Our seawall and dock inspection guide lists what to look for.
Flood zones, elevation and the 2024 storms
Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach. Hurricane Milton followed two weeks later. For any Sunset Beach address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination. Treasure Island explains its process on its 50% rule page and post-hurricane FAQ.
Rental rules
Treasure Island regulates short-term rentals by zoning district, per its short-term rental information page. Tourist dwellings are not permitted in the RU-75 single-family district, where more than two changes of occupancy in 12 months counts as a tourist dwelling, or in the RM-15 multi-family district. They are permitted in the CG, RFM-30, RFH-50 and PR-MU districts. Permitted rentals also need a state license, a city business tax receipt and tourist tax collection. Check the zoning of the specific Sunset Beach lot with the city before you count on rental income, and see our short-term rental rules by city.

This page provides general information only and is not legal, tax, or insurance advice. Parcel counts come from Pinellas County parcel data as of October 2026 and change over time; neighborhood boundaries in listing records are informal. Flood rules, substantial damage determinations, permitting, zoning and rental regulations change and apply differently to each property. Verify details with the city, Pinellas County, FEMA, your insurer, lender or a licensed attorney before making decisions. John and Nicole are licensed Florida Realtors with LoKation Real Estate.
