Treasure Island, FL Real Estate Guide
Aktualisiert im Oktober 2026.
Treasure Island sits in the middle of the Pinellas beaches, between St. Pete Beach to the south and Madeira Beach to the north, with Blind Pass at one end and John’s Pass at the other. It has some of the widest sand on the Gulf coast, a laid-back main strip along Gulf Boulevard, and a mix of homes that ranges from 1950s cottages to new elevated construction.
The neighborhoods
Sunset Beach. The narrow south end near Blind Pass, with beach cottages, small condos, and a quieter, residential feel. Many lots are close to water on both sides, so elevation and flood history matter a great deal here.
Gulf Boulevard and the beachfront. The central stretch of condos and resort properties facing the Gulf. Building age, reserve funding, and rental rules vary widely from one building to the next.
The isles: Coney Island, Capri Isle, Isle of Palms, and Paradise Island. At the south end, see our Sunset Beach guide. Bay-side neighborhoods on finger islands and canals, where many homes have docks and direct boating access. Seawall condition and dock permits are part of every sale here.
Sunshine Beach and the north end. Toward John’s Pass, a mix of homes and condos within easy reach of the boardwalk shops and restaurants across the pass.
What moves value on Treasure Island
- Elevation and flood zone. Much of the island is low-lying, and post-storm rebuilds at current elevation standards are pricing very differently from original homes on the same street.
- Insurance. Wind and flood premiums can vary by thousands of dollars between similar homes. We get quotes before listing and before any offer.
- Water access. On the isles, a deep-water dock with no fixed bridges to the Gulf commands a premium.
- Building finances. For condos, the reserve study and any assessments are now among the first things buyers ask about.
Local favorites
- Sunset Beach. The quieter south end of the island. The Sunset Beach Pavilion at 8000 W. Gulf Blvd., with beach access, picnic areas, showers, and restrooms, reopened in June 2026 after being rebuilt from the 2024 storms.
- Caddy’s on Sunset Beach. The original Caddy’s, with toes-in-the-sand dining and sunset views, operating with a limited setup while its building is rebuilt.
- Treasure Island Beach Trail. A paved path along the beach for walking and biking. Leashed pets are allowed on the trail, though not on the beach itself.
- John’s Pass. Just across the pass at the north end of the island, with shops, restaurants, and charters.
Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.

Häufig gestellte Fragen
Is Treasure Island a good place to buy a beach home?
It offers wide beaches, boating access on the isles, and a quieter feel than some neighboring towns. The right fit depends on your plans for the home and your tolerance for flood and insurance costs.
Can I rent my Treasure Island home short term?
It depends on the city’s current rules for your zoning district and, for condos, your association’s minimum stay. Check both before you buy.
What should I check before buying on the isles?
Seawall condition, dock permits, the elevation certificate, and current wind and flood quotes.
What is the median home price in Treasure Island?
In the 12 months to September 30, 2026, Treasure Island condos sold for a median of $342,500 across 82 sales, and single-family homes for a median of $1,000,000 across 98 sales. Source: Stellar MLS; Team BeachSide calculations. See the market report.

What is the difference between a condo and a condo-hotel for rentals in Treasure Island?
A condo-hotel unit is in a building run like a hotel, usually with nightly rentals through an on-site rental program. A regular condo follows the city’s zoning and its association’s minimum stay. Treasure Island allows short stays in its resort and commercial zones. See condo-hotel vs condo.
