Water Club St. Pete Beach (Formerly Corey Landing): Kolter Urban’s Luxury Condos on Corey Avenue

Updated October 2026. This page is updated every time Kolter releases new information. Register below to get updates by email.

Water Club St. Pete Beach (some coverage calls it Water Club St. Pete) is a 129-unit luxury condominium community under development by Kolter Urban at the east end of Corey Avenue in St. Pete Beach, Florida. The project was approved by the St. Pete Beach City Commission under the name Corey Landing and has since been rebranded under Kolter’s Water Club line, joining Water Club Snell Isle, Water Club Longboat Key, and Water Club North Palm Beach.

Looking for Water Club Snell Isle? That is a separate Kolter community in the Snell Isle neighborhood of St. Petersburg, not on the beach. This page covers only Water Club St. Pete Beach on Corey Avenue. See how the two Water Clubs compare.

This page is maintained by Team BeachSide, licensed Florida Realtors based in St. Pete Beach. We are not the developer’s sales team. We represent buyers, which means our job is to negotiate for you, not for Kolter.

Where Water Club St. Pete Beach is located

The site sits at the bay end of Corey Avenue, St. Pete Beach’s historic downtown street, on roughly four and a half acres Kolter assembled in 2024 and 2025. The main parcel sold for $9.85 million, with the adjacent lots at 75 Corey Avenue and 85 Corey Circle adding another $5.25 million.

What that means for owners: you are a short walk from Corey Avenue’s restaurants, shops, and Sunday market, with the Gulf beaches a short distance west and the bay at your doorstep. The public water taxi dock planned for the project connects residents to the bay, and the marina slips put boaters on Boca Ciega Bay with access to Pass-a-Grille Channel and the Gulf.

What used to be here: Long-time locals will remember the site as Leverock’s Seafood House, the Bay Winds motel, and the Bay View Heights Apartments, next door to the Blue Parrot. The corner lot at 75 Corey Avenue was Charlie’s Transmissions. The parcels sat mostly vacant after an earlier developer, Ram Realty Advisors, won approval for a 243-unit apartment project in 2022 and then walked away in 2023 as construction costs climbed past $100 million. Kolter bought the land in 2024.

Kolter’s current sales materials describe one- to four-bedroom residences and penthouses of about 1,800 to 3,800 square feet, with ceilings up to 10 feet (11 feet in penthouses), private elevator lobbies and European-style cabinetry. Every residence includes an outdoor terrace with bay views. Floor plan drawings and finish packages have not been publicly released. When they are, they will be posted here and emailed to everyone on our update list.

Pricing

Kolter has not released pricing for Water Club St. Pete Beach. Register below and you will receive pricing the day it is released.

The closest comparison: Water Club Snell Isle. Kolter’s existing Water Club on Snell Isle in St. Petersburg, completed in 2014, has 96 condominium units in Pinellas County records, with residences of 1,711 to 1,940 square feet on Smacks Bayou off Tampa Bay, with boat slips offered for separate purchase. Resale prices there are the best early signal for what the Water Club name commands on the water. Register below and we will send you current Snell Isle resale prices from the MLS.

A note on buying pre-construction: Developer pricing typically rises in phases as a building sells. Early registrants usually see the lowest prices and the widest selection of floor plans and floors. There is no cost to registering and no obligation.

About Kolter Urban

Kolter Urban is the condominium division of The Kolter Group, one of Florida’s largest private developers. In St. Petersburg, Kolter Urban built ONE St. Petersburg (2019), Saltaire (2023), and Art House (2025), and the Water Club brand includes Water Club Snell Isle in St. Petersburg, Water Club Longboat Key, and Water Club North Palm Beach. Water Club St. Pete Beach is the company’s first project on the Pinellas barrier islands. See how it compares with the other new construction condos on the Gulf beaches.

For buyers, Kolter’s track record matters. Saltaire, a 35-story, 192-unit tower, passed $100 million in sales in December 2020, more than two years before it was completed. Kolter has since announced two more downtown St. Petersburg condo towers. Resale data from ONE, Saltaire, and Art House gives a realistic basis for projecting what Water Club St. Pete Beach residences may be worth at delivery.

Why work with a buyer’s agent on a new construction condo

Kolter’s on-site sales team works for Kolter. That is their job, and they are good at it. You are entitled to your own representation. John spent nearly five years marketing for a home builder, so he knows how builder pricing, incentives, and upgrade packages work. Developers typically offer buyer’s agent compensation on new construction. We confirm Kolter’s terms before you register.

What Team BeachSide does for Water Club buyers:

  • Track pricing, releases, and inventory so you know when to move
  • Review the contract, deposit schedule, and condo documents before you sign
  • Compare Water Club against resale inventory on St. Pete Beach and Pass-a-Grille so you buy with full context
  • Coordinate the sale of your current home if you are trading up
  • Stay with you through construction and the closing walk-through

One rule: register with us before you contact the sales center or visit the sales gallery. Developers generally will not recognize a buyer’s agent who is introduced after first contact.
