Ocean Sands is a pair of Gulf-front high-rise condo buildings at 14950 and 15000 Gulf Boulevard in Madeira Beach. Listing records show two separate associations, Ocean Sands One Condo at 14950 Gulf Blvd, built in 1980, and Ocean Sands Two Condo at 15000 Gulf Blvd, built in 1981. Both offer studio, one and two bedroom units with direct beach access. Listing records show a two week rental minimum and one small pet for owners. Location and setting
Ocean Sands sits on the Gulf side of Gulf Boulevard in the northern part of Madeira Beach, with units facing the beach and the Gulf of Mexico. An agent page places it about 1.5 miles north of John’s Pass Village, and listings for corner units describe views of both the Gulf and the Intracoastal Waterway.

Listing records show three main floor plan types: studios of about 520 to 600 square feet, one bedroom units of about 900 square feet and two bedroom, two bath units of about 1,225 square feet. Listings describe Gulf-facing balconies, with some corner units listing a 30 foot balcony, in-unit washers and dryers in many units, and storm shutters or impact windows in renovated units. Many units are furnished and used as rentals, so condition varies.

Rental rules can change by owner vote, and the two associations may differ, so confirm the current minimum, any fees or approval steps and how rentals are managed before you rely on rental income. Building condition and condo law
Built in 1980 and 1981 and well over three stories, both Ocean Sands buildings fall under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. Because each building has its own association, review the documents for the specific building you are buying in. Request:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the reserve funding schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for concrete, balconies, windows or the pool deck
We did not find public news reports about Ocean Sands specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread damage along the Madeira Beach shoreline. Flood and insurance
Listing records for units at Ocean Sands show both AE and VE flood zones. Ask for the building’s flood zone and elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period.
