Updated October 2026.

Madeira Vista is a Gulf-front condo building at 14800 Gulf Boulevard in Madeira Beach with 35 two bedroom, two bath units, run as a weekly rental building with an on-site manager. Listing records show it was built in 1975. It suits buyers who want a beachfront unit that is set up to earn weekly rental income with on-site management, and it is not a fit for pet owners.

We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Below is what the building’s rental office and public listing records show about Madeira Vista, and what to confirm with the association before you buy.

Residences and amenities

Every unit at Madeira Vista is a two bedroom, two bath plan, according to the building’s rental office, with a full kitchen, washer and dryer and Wi-Fi. Most units are furnished for vacation rental use, and listing descriptions range from original condition to full remodels.

The rental office and listing records describe these shared features:

  • A heated pool, described in a recent listing as recently renovated with paver decking
  • An open-air, beachfront deck with covered seating, picnic tables and grills
  • Elevator and key-access lobby
  • One covered, assigned parking space per unit
  • An on-site building manager who handles weekly rentals

Rules buyers ask about

Rentals

The building’s rental office describes Madeira Vista as a weekly rental building with a minimum of 7 nights, and a listing for a unit here also shows a 7 day rental minimum. If you are buying for rental income, ask whether owners must use the on-site rental program or may rent on their own, what the program charges, and how bookings are shared among units. Confirm the current rules with the association, and check the city’s short-term rental requirements.

Pets

The rental office states the building is not pet friendly, and listing records show pets not allowed. One agent page shows pets allowed, so confirm the rule for owners with the association.

Parking

Each unit has one assigned, covered parking space, according to the rental office. Confirm the space number that conveys with the unit.

Building condition and condo law

Built in 1975 and more than three stories tall, Madeira Vista falls under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. Request:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments

Public records give some history. A listing that closed in February 2024 described a new roof with the assessment paid in full and impact windows installed in that unit in 2023. Ask the association for the roof’s completion date and how other window and door openings are handled.

The building’s rental office posted that Madeira Vista is open again following what it called two devastating hurricanes. Helene and Milton both struck the Pinellas beaches in fall 2024. Ask the association what was damaged, what was repaired, how repairs were funded, and whether any insurance claims remain open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for.

Flood and insurance

A 2024 listing for a unit at Madeira Vista shows flood zone VE, the coastal high hazard zone. Flood zone affects lending and premiums, so confirm the zone and elevation details for the unit you are considering. Request the association’s master policy declarations, including wind and flood deductibles, and get your own HO-6 and flood quotes early. If you plan to rent weekly, ask your insurance agent about coverage for short-term rental use. Our flood zones and insurance guide explains what VE and AE mean.
