Envoy Point Condos, St. Pete Beach

Envoy Point is a gated, two-building beachfront condo community at 7100 and 7150 Sunset Way on the north end of St. Pete Beach, built in the mid to late 1970s. It suits full-time residents and seasonal owners who want two and three bedroom units, 24-hour security and on-site tennis, and it is not a fit for short-term rental investors or buyers with pets.

Location and setting

An agent directory describes Envoy Point as the northernmost of the major beachfront condos on St. Pete Beach, in a gated community fenced around the entire property. The same directory places it about a quarter mile from the Corey Avenue shopping district. A listing for an upper floor corner unit describes views from the bay to the beach.

Two buildings, different plans

Envoy Point has two buildings, and they are different products. An agent directory says Envoy Point West, at 7100 Sunset Way, offers two and three bedroom units from about 1,180 square feet to almost 2,000 square feet. Envoy Point East, at 7150 Sunset Way, is described as all two bedroom, two bath units of about 1,160 square feet, and a floor plan site shows 70 units on 10 floors in the East building with seven units per floor. Each building may have its own association, so confirm which documents, budget and reserves apply to the unit you are considering.

Amenities

Building pages and listing records describe these shared amenities:

  • Two pools, at least one heated, by the water
  • Two lighted tennis courts; one listing site also mentions pickleball
  • A clubhouse or recreation building, fitness center, sauna and billiard room
  • Shuffleboard courts and a community garden
  • Gated entry with 24-hour security
  • Covered, assigned parking under the building, per a listing for the 7100 building, plus guest parking

Rules buyers ask about

Rentals

An agent directory shows a 3 month minimum rental. A listing site states that sublets and short-term rentals are not allowed. Envoy Point is not a weekly or nightly rental community. Pets

Agent directories, listing records and a rental site show no pets, with service animals allowed as the law requires. One national building page also mentions one pet allowed, so confirm the rule for your building.

Building condition and condo law

Both buildings date from the 1970s and are well over three stories, so they fall under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. For each building, request:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments

We did not find public news reports about Envoy Point specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how the under-building parking, pools, ground level areas and building systems fared, how repairs were funded, and whether any insurance claims remain open. Flood and insurance

We did not find a current listing that states the flood zone for Envoy Point. Confirm the zone and elevation details for your building, ask for the master policy declarations including wind and flood deductibles, and get your own HO-6 and flood quotes early.
