It suits full-time residents and seasonal owners who want a direct beachfront unit with larger floor plans, and it is not a fit for short-term rental investors.

Location and setting

San Seair sits on the Gulf side of Gulf Boulevard in St. Pete Beach, with the building facing the beach and the Gulf of Mexico. Listing records place it on a site of about 2.49 acres, and listing descriptions for upper floor units highlight Gulf and beach views from the balcony.

San Seair has larger plans than many older beachfront towers. Listing records describe two bedroom, two bath units from about 1,280 to 1,700 square feet and three bedroom units up to about 2,175 square feet. Some listings mention electric hurricane shutters, and condition varies widely, from original units to full renovations.

Several listing records show a 3 month, or 90 day, minimum lease, and rental listings for units here use a three month minimum. San Seair is not a weekly or nightly rental building. Confirm the current minimum, how many leases are allowed per year, and any application or approval steps with the association. Pets

Pet information conflicts across sources. One older listing shows one small pet allowed. A 2021 listing says owners could keep a pet owned at the time of purchase but could not replace it or add a new one. A building page mentions pets up to 70 pounds, and a recent rental listing shows no pets for tenants. Get the current rule in writing from the association before you buy.

Parking

Listing records show one assigned space per unit, plus guest parking. Confirm which space conveys with the unit you are considering.

Building condition and condo law

Built in 1974 and well over three stories, San Seair falls under Florida’s milestone inspection law and the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers. For an older Gulf-front tower, request:

  • The milestone inspection summary, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for the recent renovation, concrete or windows

We did not find public news reports about San Seair specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how ground level areas, the pool, parking and building systems fared, how repairs were funded, and whether any insurance claims remain open.
