Boca Sands is a gated bayfront condo community at 5301 Gulf Boulevard in St. Pete Beach, built in 2006, with large three bedroom residences and penthouses overlooking Boca Ciega Bay. It suits buyers who want newer construction, a lot of interior space, garage parking and boat access on the bay side of the island, with the beach a short walk or drive across Gulf Boulevard.

Location and setting

Boca Sands sits on the bay side of Gulf Boulevard in St. Pete Beach, facing Boca Ciega Bay. Agent pages describe views over the bay and, from upper floors, toward the Gulf of Mexico, and one places the community about half a mile from public beach access.

Residences and amenities

Boca Sands is one of the newer condo communities in St. Pete Beach. One agent page describes twin waterfront buildings, and unit numbers in listing records carry building letters. Agent pages and listing records describe three bedroom, three bath residences of roughly 2,350 to 2,490 square feet, terraces over 600 square feet, private elevator access into the unit, and penthouse plans with four bedrooms and more than 4,000 square feet.

Listing records and agent pages describe these shared features:

  • A heated waterfront pool and spa with cabanas
  • A private dock with boat slips, and a fishing dock and kayak storage in one listing
  • A gated entry with video monitoring
  • An enclosed garage under the building
  • Fire sprinkler system

Listing records show some units with a deeded, assigned boat slip. Confirm whether a slip conveys with the unit you are considering and what size boat it fits.

Rules buyers ask about

Rentals

Most listing records and an agent page show a 3 month minimum rental. One 2026 listing shows a 2 month minimum. Confirm the current minimum lease term, how many leases are allowed per year, and any approval process with the association. Pets

Pet information conflicts across sources. An agent page says one small pet. A 2024 listing shows small dogs up to 35 pounds. A 2026 listing shows up to two pets, each under 20 pounds, and tells buyers to check with the association and condo documents. One building page shows no pets. Get the current rule in writing from the association before you buy.

Parking

Listing records show two garage spaces per unit, described in one listing as side by side spaces in the lower level garage. Confirm which spaces convey with the unit.

Building condition and condo law

Boca Sands was built in 2006 and is more than three stories, so the requirement to complete a structural integrity reserve study (SIRS) and fund reserves for the items it covers applies now. Under current Florida law, a first milestone inspection is generally due by the end of the year a building reaches 30 years, so for Boca Sands that is still ahead. Newer construction does not remove the need to review the documents:

  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for the docks, seawall or garage
  • Any engineering reports on the garage, seawall or exterior

We did not find public news reports about Boca Sands specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms flooded many bayfront and ground level areas on the Pinellas beaches, so ask how the garage, pool area, docks and building systems fared, how repairs were funded, and whether any insurance claims remain open. Recent listing records for Boca Sands show flood zone AE. Ask for the building’s elevation information, the master policy declarations including wind and flood deductibles, and quotes for your own HO-6 and flood coverage early in your inspection period.
