Treasure Island Condos: A Building-by-Building Guide

The short answer: Treasure Island condos split between Gulf-front buildings along Gulf Boulevard and Sunset Beach, and bay side buildings on Paradise Island, Isle of Capri, and the Intracoastal. Treasure Island is more flexible on short stays than most Pinellas beach towns: the city allows tourist rentals of any length in its resort and commercial zoning districts, and limits how often units turn over in some residential districts. Association rules still decide what you can do in a given building, and they range from one week to one month or longer in the buildings below.

How Treasure Island condos differ
Gulf-front versus bay side
Gulf-front condos on Treasure Island range from older mid-rise towers to resort condos and condo hotels. Sunset Beach, at the south end, has a quieter residential feel with buildings close to Blind Pass. Bay side condos on Paradise Island and Isle of Capri face Boca Ciega Bay; they generally cost less per square foot and some have docks, but you will drive or bike to the beach.
Building ages
Many Treasure Island condo buildings date from the 1970s and 1980s. Treasure Sands, for example, was built in 1974, and Lands End was built between 1983 and 1987. Older buildings can be well run, but they carry more risk of large concrete, window, and roof projects. Check the reserve study and recent board minutes before you fall for a view.
Rental rules by zoning
The City of Treasure Island says there is no minimum or maximum length of stay for tourist dwellings in the CG, RFM-30, RFH-50, PR-MU Core, and PR-MU Gulf Boulevard districts. In the RU-75 single-family district and the RM-15 multifamily district, the city limits how many times a unit can change occupancy in 12 months. The Pinellas Realtor Organization describes the limit as two changes in RU-75 and six in RM-15; the Tampa Bay Beaches Chamber of Commerce describes RM-15 as five times a year, so confirm the current number with the city. Flood zones and insurance
Treasure Island is a barrier island, and flood risk shapes every condo purchase here. The association insures the building; you insure your unit interior with an HO-6 policy and, in most cases, a separate flood policy. Ask for the elevation certificate and the master policy before you make an offer. Repairs after the 2024 storms
Hurricanes Helene and Milton in 2024 pushed storm surge across Treasure Island, damaging ground-floor units, lobbies, pools, and mechanical rooms. Some buildings have finished repairs and others are still working through claims and permits. Ask each association what was damaged, what is done, what is still open, and whether a special assessment is planned to cover the gap between insurance and cost.

Addresses come from agent building directories. Year built, unit counts, and rental minimums are listed only where a source gave them. Confirm everything with the association.

What to check before you buy a condo here
- Inspections, reserves, and SIRS. Ask for the milestone inspection report, the structural integrity reserve study, the budget, and any pending special assessments. See our condo inspections, reserves, and SIRS guide.
