Silver Sands Beach and Racquet Club is a gated, Gulf-front condo community on Sunset Way in St. Pete Beach, made up of three mid-rise buildings with 100 units each. It suits buyers who want a larger two or three bedroom unit directly on the beach, a staffed gate, and resort-style shared amenities, with a rental policy geared toward seasonal stays rather than short vacation rentals.

Location and setting

Silver Sands sits along Sunset Way on the Gulf side of St. Pete Beach, with the buildings facing the beach and the Gulf of Mexico. The complex is reached through its own gated entrance, and the association lists the guard house as open 24 hours.

Residences and amenities

Silver Sands is known for unit size. Listing records show most residences are two bedroom, two bath floor plans from just under 1,500 square feet to over 2,000 square feet, with some three bedroom units. One agent building page describes balconies of about 25 feet facing the Gulf.

The master association maintains the shared grounds. According to the association, common areas include the clubhouse, tennis courts, swimming pools and spas, driveways and parking lots, and the landscaping. Listing records and agent building pages also describe:

  • Heated Gulf-side pools with spas
  • Lighted tennis and pickleball courts
  • A fitness center
  • A clubhouse with recreation space
  • Gated entry with a guard house

Because each building has its own board and budget, finishes, renovation rules and building-level projects can differ between A, B and C. When you compare two units here, compare the buildings as well.

Rentals

Agent building pages report a 3 month minimum rental at Silver Sands. That makes it a fit for seasonal renters and owners who want some income, but not for nightly or weekly vacation rental plans. Rental rules can be amended by owner vote and may differ by building, so confirm the current minimum, any limit on the number of leases per year, and the approval process with the association before you write an offer.

Pets

Public sources disagree on pets here. Some listing records say pets are not allowed, while another listing site shows cats and dogs allowed. Treat this as unknown until you read the current rules for the specific building and confirm with the association.

Parking

Listing records for Building A show one assigned garage or covered space per unit, plus guest parking. Assignments can vary by building and unit, so confirm the space that conveys with the unit you are considering.

Building condition and condo law

All three Silver Sands buildings are more than 30 years old and taller than three stories, which places them under Florida’s milestone inspection law. Florida also requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS) and fund the reserves it calls for.

With separate associations for each building, ask for documents from both the building association and the master association:

  • The milestone inspection summary for the specific building, and whether a phase two inspection or repairs followed
  • The most recent SIRS and the current reserve schedule
  • The current budgets for the building and the master association
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments

We did not find public news reports about Silver Sands specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, so ask how any storm repairs were handled and funded, and whether any insurance claims are still open. Flood and insurance

As a Gulf-front property, Silver Sands sits in a coastal flood area. The association carries the master policy on the structure, and owners typically insure interiors and contents. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get a quote for your own HO-6 and flood coverage early in your inspection period.
