St. Pete Beach Condos: A Building-by-Building Guide

Aktualisiert im Oktober 2026.

The short answer: St. Pete Beach condos fall into two groups. Gulf-front buildings line Gulf Boulevard and Sunset Way with direct beach access, and most of the well-known towers date from the 1970s. Bay side buildings sit on Boca Ciega Bay and the Intracoastal, often with docks or water views instead of sand. In both groups, the building matters more than the city: each association sets its own rental minimum, pet policy, and reserve plan, and many Gulf-front associations require rentals of three months or longer.

How St. Pete Beach condos differ

Gulf-front versus bay side

Gulf-front condos give you the beach and sunset views, and you pay for both in price, insurance, and wind and flood exposure. Bay side condos on Boca Ciega Bay and the Intracoastal tend to trade at lower prices per square foot, and some offer boat slips or water access, which Gulf-front towers rarely do.

Gebäudealter

Most of the Gulf-front towers in the table below were built between 1972 and 1977. Bay side buildings span a wider range, from the 1960s to 2006. Age drives what you should check: concrete restoration, windows, roof, elevators, plumbing risers, and reserve funding.

Rental rules by zoning and by association

The City of St. Pete Beach limits stays under 30 days in most residential areas. According to the Pinellas Realtor Organization and the Tampa Bay Beaches Chamber of Commerce, rentals under 30 days are allowed in the Residential Medium (RM) district and the Pass-a-Grille overlay only three times in a 12-month period, and rentals of 30 days or longer are allowed in any district. Hotels and resort properties operate under their own zoning. In August 2026 the city commission declined a proposed rental registration program and directed staff to focus on enforcing the existing rules, as reported by FOX 13. On top of the city rules, many associations set longer minimums. Several Gulf-front buildings in the table carry a three-month minimum. Our short-term rental rules guide covers this city by city.

Überschwemmungsgebiete und Versicherungen

Nearly all of St. Pete Beach is low-lying barrier island, and flood insurance is part of the cost of every condo here. The association carries a master policy for the building; you carry an HO-6 policy for your unit interior and, in most cases, your own flood policy. Ask for the building’s elevation certificate, the master policy declarations, and the current premium allocation per unit. Our St. Pete Beach flood zones and insurance guide explains the zones and what drives premiums.

Repairs after the 2024 storms

Hurricanes Helene and Milton in fall 2024 flooded ground floors and damaged pools, parking areas, and building systems up and down the beach. Two years later, some associations have finished repairs and others are still working through insurance claims, contractor schedules, and permits. When you look at a building, ask what was damaged, what has been repaired, what is still open, and how it is being paid for. Storm repairs and new state reserve requirements are the two most common reasons for special assessments right now.

What to check before you buy a condo here

  • Inspections, reserves, and SIRS. Florida now requires milestone structural inspections and structural integrity reserve studies for condo buildings three stories and taller. Ask for both, plus the current budget and any pending special assessments. Our condo inspections, reserves, and SIRS guide lists what to request.
  • Flood and insurance costs. Get the master policy, your projected HO-6 and flood premiums, and the elevation certificate before you write an offer. See our flood zones and insurance guide.
  • Rental rules. Read the declaration and rules for minimum stays, the number of rentals per year, and any waiting period for new owners. Then confirm the city rule for that parcel. Start with our short-term rental rules guide.
  • Storm repair status. Ask for board minutes from the last 24 months, the status of any 2024 insurance claims, and open permits.
  • Approval and pets. Many associations require buyer approval and limit pets.

Usually not for stays under 30 days. According to the Pinellas Realtor Organization, rentals under 30 days are allowed only in the RM district and Pass-a-Grille overlay, no more than three times in 12 months. Many associations, including several Gulf-front buildings, also require three-month minimums. Confirm with the city and the association.

Gulf-front condos sit on the beach along Gulf Boulevard and Sunset Way and cost more to buy and insure. Bay side condos face Boca Ciega Bay or the Intracoastal, often trade for less per square foot, and some offer boat slips.

Most of the well-known Gulf-front towers were built between 1972 and 1977. Bay side buildings range from the 1960s to 2006. Older buildings need a close look at inspections, reserves, and recent repair history.

Ask for the milestone inspection, structural integrity reserve study, budget, master insurance policy, elevation certificate, rental and pet rules, board minutes from the last 24 months, and the status of any 2024 storm repairs or special assessments.
