Beach Home Values by Town
Aktualisiert im Oktober 2026.
What a home on the Pinellas beaches is worth depends on the town as much as the house. Each beach city sets its own rules for storm repairs, the FEMA 50% rule and short-term rentals, and those rules change what buyers will pay. Pick your town below for a local guide to value, or request a free written valuation for your address.

How to use this page
Find the city that governs your address first. A Madeira Beach mailing address is not always inside the City of Madeira Beach; county parcel records list the tax district. Open that town’s value page to see its substantial damage threshold, any lookback language, and its rental rules. If your home is in one of our covered neighborhoods, the neighborhood value page adds local detail. Then request a written valuation. The table below shows what each town page covers.
Gulf beach towns, south to north
- St. Pete Beach home value
- Pass-a-Grille home value
- Tierra Verde home value
- Treasure Island home value
- Madeira Beach home value
- Redington Beach, North Redington Beach and Redington Shores home value
- Indian Shores home value
- Indian Rocks Beach home value
- Belleair Beach home value
- Clearwater Beach home value

How we value a beach home
We start with recent sold, pending, active and expired listings that match your home on the factors that move price here: water frontage, elevation and flood zone, storm repairs and permit status, and for condos the building’s inspections, reserves and rental rules. You get a written range and the comparable sales behind it, not a single automated number.

How do I find out what my beach home is worth?
Pick your town above for a local value guide, then request a free written valuation. We compare recent sales that match your water frontage, elevation, flood zone and storm repair history.
Why does the town matter for home value on the beaches?
Each city sets its own rules for storm repairs, the FEMA 50% rule and short-term rentals, and buyers price those rules into what they will pay.
Is an online home value estimate accurate on the beaches?
Automated estimates often miss elevation, flood zone, permits and storm repairs, which can move beach home prices a lot. A written valuation from local comparable sales is more reliable.
