Location and setting
Chateau Pelham sits on the east side of Gulf Boulevard at the south end of St. Pete Beach. Listings describe it as across the street from the Don CeSar and the Gulf of Mexico, with public beach access about one block away and some units showing partial Gulf views. Two listings, from 2023 and 2026, also describe deeded beach access; ask the association what that right covers and where the access point is.
Listings describe Pass-a-Grille, shops and restaurants a few minutes away and easy access to I-275. For a broader look at the island and its neighborhoods, see our St. Pete Beach guide.
Residences and amenities
County parcel records show nine units on each of three floors. Listing records show the same layout in every unit we found: one bedroom, one bath, about 695 to 698 square feet, many with a private balcony and some on corners with windows on two sides. Rental and sales listings describe updated kitchens and baths in several units, which varies by owner.
Listing records describe these shared amenities:
- A heated in-ground pool
- An elevator
- An on-site laundry room
- Storage units
- A covered picnic area
A 2020 listing notes a public boat ramp, tennis courts and a playground a couple of minutes away; those are nearby public facilities, not part of the building.
Rules buyers ask about
Rentals
Listings from 2020 and 2021 say an owner must own the unit for 2 years before leasing it, and a 2021 listing adds that leases after that must be at least 3 months. A 2024 listing shows a minimum lease of 1 year, and a rental listing for a unit here shows a 12 month lease. Under any of those rules, nightly and weekly rentals are not allowed, and a buyer could not rent the unit in the first two years. Rental rules can be amended by owner vote, so confirm the current waiting period, minimum lease, any limit on leases per year, and the approval process with the association before you write an offer.

Pets
Listing records from 2013 through 2024 show no pets, and one 2021 listing also bars commercial vehicles. Get the current rule in writing from the association, and ask how service and support animals are handled.
Parking
Listing records show one assigned, off-street space per unit. Confirm which space conveys with the unit you are considering and whether guest parking is available.
Building condition and condo law
Chateau Pelham was built in 1971, and listing records show three stories with residential units on all three floors. Florida’s milestone inspection law applies to condo buildings three stories or taller, and the structural integrity reserve study (SIRS) requirement applies to buildings of three or more habitable stories, so both appear to apply here. We did not find a public record or news report of the building’s milestone inspection status, its SIRS or any special assessment.
Listings mention a new roof (2024) and a recently updated roof (2026), and a 2013 listing described a new parking lot, stucco, landscaping and doors. Ask the association for the dates, scope and funding of each project, and for:
- The milestone inspection summary, and whether a phase two inspection or repairs followed
- The most recent SIRS and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments
We did not find public news reports about Chateau Pelham specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, and this building has ground floor units. Ask how ground floor units, parking, the pool and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
SIRS reporting: When we checked on October 19, 2026, DBPR’s public list of SIRS reporting forms submitted before July 2025 included an entry for Gulf Key Condominiums, the Chateau Pelham association. That shows a reporting form was filed, not what the study found. See SIRS status for Pinellas beach condo buildings.
Flood and insurance
Listing records for units at Chateau Pelham from 2021 and 2024 show flood zone AE. Confirm the current zone and elevation details for the unit you are considering, especially for a ground floor unit. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our St. Pete Beach flood zones and insurance guide walks through flood maps, elevation and coverage.
