Beach Condos With Boat Slips on the Pinellas Beaches

Aktualisiert im Oktober 2026.

The short answer: Gulf-front towers rarely have boat slips. On the Pinellas beaches, slips come with condos on the bay and Intracoastal side, from Tierra Verde to Clearwater Harbor. How you get one varies by building and often by unit: some slips are deeded, some are tied to a unit in its legal description, some are leased from the association, and some can only be owned or rented by unit owners. Below are condo listings that mention a slip or dock, then the buildings in our guides with marinas, docks or slips.

A mention in the listing is written by the listing agent and does not tell you whether a slip conveys with the unit. Confirm that in the deed and the condo documents.

Paradise Island Towers in Treasure Island and Continental Towers in Clearwater Beach have a fishing dock or community dock; ask whether owners can moor a boat there.

How slips come with a condo

  • Deeded slip. You own the slip, sometimes separately from the unit. It can be sold with the unit or on its own, where the documents allow.
  • Tied to the unit. The unit’s legal description includes the use of a numbered slip, as county records show for some units at Harborview Grande, Catalina Grand, Captiva Cay and Mirabella. It normally transfers with the unit.
  • Leased from the association. You rent a slip, often first come or from a waiting list, as listings describe at Hidden Lagoon, Capri Harbor and Sylvette.
  • Owners only. Some associations limit slips to unit owners, as the Yacht and Tennis Club does.

Two buildings, Catalina Grand and Harborview Grande, have common element descriptions that reference a state submerged land lease. Ask the association about the current lease for the docks.

Was du vor dem Kauf prüfen solltest

  • Which slip conveys. Read the deed, the legal description and the condo documents. A listing remark is not enough.
  • Size, depth and lift. Slip length and width, water depth at low tide, lift capacity, and power and water at the dock.
  • The route to the Gulf. Check bridge clearances and drawbridge schedules between the slip and the nearest pass.
  • Costs. Slip rent or fees, lift maintenance, insurance, and any special assessment for docks or seawalls.
  • Dock and seawall condition. Ask how the docks fared in the 2024 storms and what has been repaired. Our seawall and dock inspection guide covers what to look for.
  • Rules. Boat size limits, liveaboard rules, guest and renter use, and whether you can rent the slip out.

Our beach condo buyer checklist and waterfront condos guide cover the rest.
