Pinellas Beach Condos Under $500K

Aktualisiert im Oktober 2026.

The short answer: Under $500,000 is a workable budget on the Pinellas beaches. Over the 12 months to September 30, 2026, the median condo sale was $342,500 in Treasure Island and $432,500 in St. Pete Beach. Most units at this price are one and two bedrooms in buildings from the 1960s to the 1980s, often on the bay side or across Gulf Boulevard from the beach. The price is only the start: association fees, special assessments, insurance and rental rules decide what the condo really costs.

Treasure Island and St. Pete Beach are where most sub-$500K condos sell. In Madeira Beach, Indian Rocks Beach and Clearwater Beach, the median sits above $500,000, so options under that price are fewer and usually smaller or older units. Supply is high in places: at the October count, Treasure Island had about 11.6 months of condo inventory. Our beach market report has the full numbers.

A median is the middle sale, not a price you can count on. Unit size, floor, view, renovation and the building’s repair and reserve position all move the price. Regatta Beach Club, for example, has studios and one and two bedroom units from about 463 to 1,242 square feet.

What is different at this price

  • Older buildings. Many sub-$500K buildings date from the 1960s and 1970s. Ask for the milestone inspection summary, the most recent SIRS and the reserve schedule. See our condo inspections, reserves and SIRS guide and SIRS status by building.
  • Special assessments. Storm repairs from Hurricanes Helene and Milton and new reserve requirements are the most common reasons for assessments right now. Ask what is adopted, what is proposed and how it will be paid.
  • Insurance. You pay your share of the building’s master policy through the fees, plus your own unit and, in most cases, flood policy. See what flood insurance costs by beach town.
  • Rental rules. Many lower-priced St. Pete Beach buildings report three-month minimums. If rental income matters, start with our short-term rental condos page.
  • Financing. Some lenders will not finance units in buildings with low reserves, pending litigation or unfinished major repairs, and condo-hotel units need specialized loans. Have your lender review the building early.
  • Taxes reset. Pinellas property taxes are reassessed after a sale, so the seller’s tax bill is not a guide to yours.

Treasure Island had the lowest median condo sale of the five beach cities we track, at $342,500 on 82 sales, followed by St. Pete Beach at $432,500.

Older buildings facing inspection, reserve and storm repair costs, higher insurance, and more inventory all play a part. The reason for a specific unit is not always clear from the listing, so read the association documents before you decide.

Association fees, any special assessments, your unit and flood insurance, property taxes reassessed after the sale, and utilities.

Often, but it depends on the building. Lenders look at reserves, litigation and repair status, and condo-hotel units need specialized loans. Ask your lender to review the building before you make an offer.
