Location and setting
The Andalusian sits on Blind Pass Road toward the north end of St. Pete Beach, according to agent directories. Listings describe the Gulf beach, restaurants, shops and bars within walking or biking distance, and Upham Beach a few minutes away. Agent directories and a rental listing say the beach trolley stops in front of the complex.
Listing records show the property has no waterfront and no water access. One 2024 listing mentions a stroll down to a nearby canal. For a broader look at the island, see our St. Pete Beach guide.
Residences and amenities
The Andalusian is a small complex of modest units. Listing records show one bedroom, one bath units of 595 square feet, a two bedroom, one bath unit of 790 square feet on the second floor, and two bedroom, two bath units of 860 and 1,035 square feet. One older national listing record shows an 820 square foot unit with no bedrooms listed. Ask for the floor plan and square footage of the specific unit.
Listing records describe:
- A ground-floor corner unit and second-floor units with balconies
- In-unit laundry in at least one unit (2026 listing)
- Assigned, open parking
- An association fee that listings say covers water, sewer, trash, cable and internet, with some listings also showing building insurance and reserves
Listing records from 2021 and an agent site show no pool. One agent directory lists a community pool, tennis courts, a playground and boat facilities, which no listing record we opened supports, so we left them out. Ask the association what common facilities exist.
Rules buyers ask about
Rentals
Public sources disagree on rentals here. A listing active in October 2026 shows a minimum lease of 2 years or more. An undated rental listing for a two bedroom unit says „6 month minimum lease.“ A 2021 listing shows no minimum lease period and notes a long-term tenant in place, and a 2024 listing says lease restrictions apply and association approval is required. Under any of the stated minimums, nightly and weekly rentals are not allowed. Rental rules can be amended by owner vote, so confirm the current minimum, any limit on leases per year, any ownership waiting period and the approval process with the association before you write an offer.

Pets
Public sources disagree on pets. A 2021 listing shows up to two pets with a small size limit (16 to 35 pounds). A listing active in October 2026 shows cats and dogs allowed with breed restrictions, up to two pets, and both a 60 pound weight limit and a small size category, with a note to verify with the association. A 2024 listing shows no pets allowed, and an undated rental listing shows cats allowed and no dogs. Agent directories describe the complex as pet friendly. Get the current rule in writing from the association. Our St. Pete Beach condo pet rules guide explains how these rules are set and changed.
Parking
Listing records show assigned, open parking, and a 2021 listing shows no garage or carport. Confirm which space conveys with the unit you are considering and whether guest parking is available.
Building condition and condo law
The Andalusian was built in 1972. Listing records show a two-story building. Florida’s milestone inspection law applies to condo buildings of three or more habitable stories, and Florida requires condo associations for buildings of three or more habitable stories to complete a structural integrity reserve study (SIRS). Whether either requirement applies here depends on the building’s habitable stories, so confirm with the association. We did not find a public record or news report of an inspection, a reserve study or any special assessment.
Ask the association or the seller for:
- Any structural or engineering reports, and whether the association treats the building as subject to the milestone inspection and SIRS rules
- The most recent reserve study, if any, and the current reserve schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, and the age of the roof and other major components
We did not find public news reports about the Andalusian specifically after Hurricanes Helene and Milton in 2024. Storm surge from those storms caused widespread flooding along the Pinellas Gulf beaches, and this complex has ground-floor units. Ask how ground-floor units, parking and building systems fared, how any repairs were funded, and whether any insurance claims are still open. Our guide to Florida condo milestone inspections, reserves and SIRS explains what to look for in each document, and our beach condo buyer checklist lists the questions in order.
Flood and insurance
Listing records for units at the Andalusian show flood zone AE, and a national listing site assigns the building a high flood risk score. Confirm the current zone and elevation details for the unit you are considering, especially for a ground-floor unit. Ask for the master policy declarations, including wind and flood coverage and deductibles, and get quotes for your own HO-6 and flood coverage early in your inspection period. Our St. Pete Beach flood zones and insurance guide walks through flood maps, elevation and coverage.
