New Construction Condos in St. Pete Beach

Updated October 2026.

New condo buildings are rare inside the City of St. Pete Beach. In our St. Pete Beach condo guide, most of the Gulf-front towers were built between 1972 and 1977, and the newest building listed dates to 2006. As of October 2026 we found one new condominium project approved in the city: Water Club St. Pete Beach on Corey Avenue. The other large approvals on the island are hotel expansions, not condos.

Who we are. Team BeachSide is John and Nicole, licensed Florida Realtors with LoKation Real Estate, based in St. Pete Beach. We are not any developer’s sales team. We represent buyers, which means our job is to negotiate for you, not for the developer.

Water Club St. Pete Beach

Water Club St. Pete Beach, formerly Corey Landing, is Kolter Urban’s planned condominium community at the east end of Corey Avenue on Boca Ciega Bay.

  • Residences: 129 luxury condominiums in two 8-story buildings. One- to four-bedroom residences and penthouses of about 1,800 to 3,800 square feet in current sales materials (earlier plans showed two-bedroom units from 1,718 square feet).
  • Waterfront: 31 private slips for residents, eight public slips, a kayak launch and a public water taxi dock.
  • Amenities: rooftop pool and pickleball courts, plus about 12,000 square feet of retail and restaurant space and a public park at the end of Corey Avenue.
  • Status: approved by the St. Pete Beach City Commission on October 28, 2025. Kolter Urban told us in October 2026 that the official sales launch is a few months away. Construction is expected to begin in 2027 (by mid-2027 per Florida YIMBY, the second half of 2027 per the Business Journal). A completion date has not been announced.
  • Pricing: Kolter has not released pricing or a deposit schedule.

The plan approved in October 2025 was reported as 133 residences. Kolter’s current plan, reported by Florida YIMBY on October 10, 2026, is 129.

Other projects inside the city

We did not find another new condominium, townhome or mixed-use project with for-sale residences that is approved or under construction in the City of St. Pete Beach as of October 2026. The other projects in the news are hotels or small rental proposals. We list them because the largest ones are on Gulf Boulevard, near existing condo buildings.

Sirata Beach Resort expansion (hotel, approved)

The City Commission approved a conditional use permit for the Sirata Beach Resort at 5300 Gulf Boulevard on February 27, 2024, by a 3 to 2 vote. The plan adds a 290-room JW Marriott and a 130-room Hampton Inn. The owner is Columbia Sussex. As of May 2026, the Tampa Bay Times reported that no building permits had been filed and no groundbreaking had been announced. The sources we read describe hotel rooms only, with no residences for sale. The Seamark condominium at 5396 Gulf Boulevard is next to the site.

TradeWinds Resort expansion (hotel, approved)

The City Commission approved the TradeWinds expansion at 5500 Gulf Boulevard in April 2024 by a 3 to 2 vote. The plan adds 629 hotel rooms in three towers of 11 and 12 stories, built in phases through 2043. As of May 2026, the Tampa Bay Times reported that no building permits had been filed. The sources we read describe hotel, restaurant and retail space only, with no residences for sale.

Windward Pass Resort (hotel, denied)

Windward Pass was proposed as a six-story, 104-room hotel on Gulf Boulevard along McPherson Bayou. The City Commission unanimously rejected it on May 13, 2025. After a state dispute resolution proceeding and a revised 100-room plan, commissioners voted on January 27, 2026 to deny a settlement recommendation, which left the denial in place. St. Pete Rising reported that the applicant can seek judicial review or return with a new application.

Smaller proposals in Pass-a-Grille (not condos for sale)

  • Helios, 702 Pass-a-Grille Way: a four-story, 17-unit boutique hotel proposed by DevMar Development, reported in August 2025. The units are hotel units, not condos for sale.
  • Barracks by the Sea, 100 Pass-a-Grille Way: an eight-unit, three-story apartment community reported in August 2025.

We could not confirm the current status of either proposal.

City planning and legal notes

  • The city’s Comprehensive Plan page says the city is evaluating the Town Center Core (TC-1), Town Center Coquina West and Corey Circle (TC-2) and Large Resort (LR) land use categories, a review scheduled to run from spring 2025 to summer 2026. We did not find a published outcome.
  • Protect St. Pete Beach, a community group opposed to the resort expansions, challenged the validity of the city’s appointed commissioners. In July 2024 a Pinellas County court ruled the appointments valid. The group said it planned to appeal. We did not find a later ruling.

Nearby alternatives outside the city

  • The Beachmaker, Madeira Beach: a Marriott Autograph Collection condo-hotel on Madeira Way with 161 residences plus 10 penthouses. Groundbreaking was held in spring 2026.
  • Sunshine Club, Treasure Island: a 14-residence condo-hotel under construction at 12200 Gulf Boulevard, with completion targeted for 2027.
  • Viceroy Residences, Clearwater Beach: 86 condominium residences in two nine-story buildings at 805 South Gulfview Boulevard, currently accepting pre-sales.
  • Marina Bay Residence, St. Petersburg: a planned 96-residence condominium on the Pinellas Bayway. The city denied a height variance for the 12-story design in April 2026.

What to know before buying pre-construction here

These points come from our guide, How to Buy a Pre-Construction Condo in Florida. It is general information, not legal advice.

Builder-side experience. John spent nearly five years marketing for a home builder, so he knows how builder pricing, incentives, and upgrade packages work. The builder’s sales team represents the builder. We represent you.

Deposits. Deposits are usually paid in stages, for example at signing and again at later milestones. Under Florida Statutes section 718.202, the developer must hold deposits of up to 10 percent of the purchase price in escrow. Money above 10 percent can be used for construction costs only if the contract says so. Kolter has not published a deposit schedule for Water Club St. Pete Beach.

Your 15 days. Under section 718.503, a contract to buy a new condo from a developer is voidable by the buyer for 15 days after you sign and receive all of the required documents. You get a new 15-day window if the developer later materially amends the offering. The right ends at closing.

Timelines. Buying before a building is built means signing a contract years before you get the keys. You usually cannot lock a mortgage rate years ahead, and the unit is appraised near completion. For Water Club, construction is projected to begin in the second half of 2027 and no completion date has been announced.

Representation. The developer’s sales team represents the developer. You can have your own agent. Most developers only recognize a buyer’s agent who is registered at your first visit or inquiry, so contact us before you contact a sales office.

Flood and condo law. Our St. Pete Beach flood zones and insurance guide covers FEMA flood zones, elevation certificates and flood insurance. Our Florida condo inspections, reserves and SIRS guide covers the state’s milestone inspection and reserve study requirements.

Have a Florida real estate attorney review any purchase contract before the 15-day window closes.
