What Is My Gulf Shores Home Worth?

Updated October 2026. In Gulf Shores, value depends on the lot (waterfront or interior), the home type, elevation and 2024 repairs. A 1940s bungalow, a duplex and a new elevated home can share a block and sell very differently. Request a free written valuation and we will show you where your home fits.

We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Gulf Shores is a neighborhood of the City of Madeira Beach, so city flood and permit rules apply. For the neighborhood itself, see our Gulf Shores guide.

What drives home value in Gulf Shores

Waterfront or interior

Canal and bay lots compete on dock, seawall and boat access; interior lots compete on price, condition and distance to the beach. Our seawall and dock inspection guide lists what to look for.

Single-family or duplex

County parcel data shows about 86 duplexes and small multifamily buildings. Income properties are compared on rents and rental zoning as well as condition.

Age and elevation

Neighborhoods.com lists homes built from 1938 to 2018. Original homes that need work above the 50% line are often valued on the lot.

The 50% rule and what it means for a Gulf Shores home

The City of Madeira Beach applies the rule through its own building department. Its Substantial Damage Quick Guide states the test: if the cost to repair is 50% or more of the structure market value, the structure is substantially damaged and must be brought up to current floodplain standards, which can mean elevating or replacing it. After the 2024 storms the city posted substantial damage determination letters by address.

In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the city before you budget a renovation. Our 50% rule guide for sellers covers how this affects a sale.

Storm history and seller disclosure

Buyers will ask what happened to your Gulf Shores home in 2024 and what was done about it. Florida requires residential sellers to complete a flood disclosure at or before contract under section 689.302, Florida Statutes, covering known flood damage during your ownership, flood insurance claims and federal assistance such as FEMA aid. If the home was damaged, see selling a storm-damaged home in Pinellas.

How Team Beachside builds a valuation

We prepare each valuation by hand, not with an automated estimate.

  1. Sold listings in Gulf Shores and nearby Madeira Beach streets that match your lot type, home type, elevation and condition.
  2. Pending listings that show what buyers are committing to now.
  3. Active listings your buyers will compare you against.
  4. Expired and withdrawn listings that show which prices and conditions buyers passed on.
  5. Adjustments for water frontage, elevation, storm repairs and permits, renovation level, lot size and boat access.

You receive a written price range, the reasoning behind each comparable, and a list price strategy. If your home was listed before and did not sell, read why homes do not sell.
