What Is My Crystal Island Home Worth?

Updated October 2026. On Crystal Island, value follows the water and the house: frontage, dock and seawall, elevation, and how the home came through 2024. With homes built from the late 1950s to the 2000s, condition varies a lot. Request a free written valuation and we will show you where your home fits.

We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Crystal Island is a neighborhood of the City of Madeira Beach, so city flood and permit rules apply. For the neighborhood itself, see our Crystal Island guide.

What drives home value in Crystal Island

Waterfront and dock

Local agents describe waterfront homes with direct water access and docks (Florida Neighborhood Realty). Dock, lift and seawall condition support or reduce value. Our seawall and dock inspection guide lists what to look for.

Age, elevation and repairs

Neighborhoods.com lists homes built from 1958 to 2003. Elevated or rebuilt homes and original homes appeal to different buyers.

The 50% rule and what it means for a Crystal Island home

The City of Madeira Beach applies the rule through its own building department. Its Substantial Damage Quick Guide states the test: if the cost to repair is 50% or more of the structure market value, the structure is substantially damaged and must be brought up to current floodplain standards, which can mean elevating or replacing it. After the 2024 storms the city posted substantial damage determination letters by address.

In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the city before you budget a renovation. Our 50% rule guide for sellers covers how this affects a sale.

Storm history and seller disclosure

Buyers will ask what happened to your Crystal Island home in 2024 and what was done about it. Florida requires residential sellers to complete a flood disclosure at or before contract under section 689.302, Florida Statutes, covering known flood damage during your ownership, flood insurance claims and federal assistance such as FEMA aid. If the home was damaged, see selling a storm-damaged home in Pinellas.

How Team Beachside builds a valuation

We prepare each valuation by hand, not with an automated estimate.

  1. Sold listings on Crystal Island and nearby Madeira Beach waterfront streets that match your frontage, elevation, size and condition.
  2. Pending listings that show what buyers are committing to now.
  3. Active listings your buyers will compare you against.
  4. Expired and withdrawn listings that show which prices and conditions buyers passed on.
  5. Adjustments for water frontage, elevation, storm repairs and permits, renovation level, lot size and boat access.

You receive a written price range, the reasoning behind each comparable, and a list price strategy. If your home was listed before and did not sell, read why homes do not sell.
