Water Club St. Pete Beach is a 133-unit luxury condominium community under development by Kolter Urban at the east end of Corey Avenue in St. Pete Beach, Florida. The project was approved by the St. Pete Beach City Commission under the name Corey Landing and has since been rebranded under Kolter’s Water Club line, joining Water Club Snell Isle, Water Club Longboat Key, and Water Club North Palm Beach.

Where Water Club St. Pete Beach is located


The site sits at the bay end of Corey Avenue, St. Pete Beach’s historic downtown street, on roughly four and a half acres Kolter assembled in 2024 and 2025. The main parcel sold for $9.85 million, with the adjacent lots at 75 Corey Avenue and 85 Corey Circle adding another $5.25 million.

What that means for owners: you are a short walk from Corey Avenue’s restaurants, shops, and Sunday market, with the Gulf beaches a short distance west and the bay at your doorstep. The public water taxi dock planned for the project connects residents to the bay, and the marina slips put boaters on Boca Ciega Bay with access to Pass-a-Grille Channel and the Gulf.

What used to be here: Long-time locals will remember the site as Leverock’s Seafood House, the Bay Winds motel, and the Bay View Heights Apartments, next door to the Blue Parrot. The corner lot at 75 Corey Avenue was Charlie’s Transmissions. The parcels sat mostly vacant after an earlier developer, Ram Realty Advisors, won approval for a 243-unit apartment project in 2022 and then walked away in 2023 as construction costs climbed past $100 million. Kolter bought the land in 2024.

Residences and floor plans


Kolter has described two primary residence types:

  • Two-bedroom, two-bath residences starting at 1,718 square feet
  • Three-bedroom residences exceeding 2,400 square feet

Every residence includes an outdoor terrace with bay views. Floor plan drawings and finish packages have not been publicly released. When they are, they will be posted here and emailed to everyone on our update list.

What St. Pete Beach gets: As part of the approval, Kolter agreed to the public slips, the water taxi dock, the park, seawall repairs along the site, public parking, and a one-time $150,000 payment to the city for maintenance. Mayor Adrian Petrila told the St Pete Catalyst: “Rarely do we have people come in and say ‘look, let’s be partners in this community and because we want to be invested in this community, here’s how we want to contribute’.”

Kolter has not released pricing for Water Club St. Pete Beach. Register below and you will receive pricing the day it is released.

The closest comparison: Water Club Snell Isle. Kolter’s existing Water Club on Snell Isle in St. Petersburg, completed in 2014, has 95 residences of 1,711 to 1,940 square feet on Smacks Bayou off Tampa Bay, with boat slips offered for separate purchase. A note on buying pre-construction: Developer pricing typically rises in phases as a building sells. Early registrants usually see the lowest prices and the widest selection of floor plans and floors. There is no cost to registering and no obligation.


Project timeline


  • 2021 to 2022: Ram Realty Advisors proposes a $90 million, 243-unit apartment project called Corey Landing on the former Leverock’s and Bay Winds site. Approved in 2022.
  • June 2023: Ram Realty exits the project as costs pass $100 million. The site goes back on the market.
  • Late 2024: Kolter Urban acquires the main Corey Avenue parcel for $9.85 million, then adds 75 Corey Avenue ($3.5 million) and 85 Corey Circle ($1.75 million) for about 4.49 acres total.
  • February 2025: Community meeting. Kolter presents a 162-unit, four-building condominium plan, cutting density from 63 to 34 units per acre.
  • 2025: Plan revised to 133 units in two buildings after community and commission feedback.
  • October 2025: Commission asks for additional public benefits. Kolter doubles public slips to eight and adds a $150,000 payment to the city.
  • October 28, 2025: St. Pete Beach City Commission approves the revised plan.
  • September 2026: Project rebranded as Water Club St. Pete Beach. Pricing, groundbreaking, and sales launch dates have not been published.

About Kolter Urban
