We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Here is what public sources and listing records show about Bahia Shores, and what to confirm before you buy.
Where Bahia Shores is
A local real estate profile places Bahia Shores north of the Pinellas Bayway, about two miles north of the Don CeSar, and describes it as a canal community with no through traffic (New Home Future). Barkett Realty’s neighborhood overview groups it with Three Palms Point and Brightwater as parallel neighborhoods with water access to the Gulf and the Intracoastal Waterway.
Pinellas County parcel data records the neighborhood as Bahia Shores plus its first through sixth additions: 128 single-family parcels and 10 vacant residential parcels, on 59th Avenue, 2nd Street East and the island-named streets Bahama, Bahia, Bahia Honda, Bali, Balao, Bikini and Bimini Way, North and South. Do not confuse it with the Bahia Shores Condo on Bahia del Mar Circle, which county records place in St. Petersburg.
Homes and lots
Bahia Shores is single-family homes. New Home Future describes floor plans of about 2,000 to 5,000 square feet and no HOA fees for single-family homes. One recent listing on 59th Avenue, in the Bahia Shores 3rd Addition, was built in 1967, is in flood zone AE and has no homeowners association (listing). Original 1960s homes and newer or rebuilt homes sit side by side, so condition and elevation vary.
Bahia Shores by the numbers
These figures come from the Pinellas County parcel layer, checked October 7, 2026, for the Bahia Shores plat and its additions. They leave out the Bahia Shores Condo, which is in St. Petersburg.
- 128 parcels are coded as single-family homes and 10 as vacant residential land. Nine of the 10 vacant parcels carry street addresses, on Bali Way, Bahama Way, Balao Way, Bikini Way and 59th Avenue.
- Single-family lots range from 0.13 acres (about 5,700 square feet) to 0.59 acres (about 25,700 square feet). Half of them, 64 of 128, are 0.18 acres (about 7,800 square feet) or smaller. County acreage is rounded; a survey governs.
- 80 of the 128 single-family parcels (about 63%) carry a homestead exemption on the county roll. Under section 193.155, Florida Statutes, a homestead’s assessed value is capped each year, and after a change of ownership the home is assessed at just value as of January 1 of the next year. Do not budget from the seller’s tax bill.
- FEMA flood map data for the area around Bahia Shores, including its canals, shows AE zones with base flood elevations of 10 to 11 feet and VE zones of 11 to 13 feet. Check the zone for each address.
The county parcel layer does not record year built or which lots are on the water, so we do not count those here. Ask us for the Property Appraiser record on any address.
Water and boating
Canal lots give protected dockage with a route out to the bay and the Gulf. Before you buy, confirm depth at the dock and along the canal, any bridge clearance on the route, dock and lift permits, and seawall condition. Our seawall and dock inspection guide lists what to look for.
Who permits docks and seawalls in Bahia Shores
Pinellas County’s Water and Navigation section permits private docks, seawalls, riprap, tie poles and dredging or filling, including projects inside city limits, and reviews them under the county Water and Navigation Code, Chapter 58 of the county ordinances (Pinellas County, Docks/Dredge and Fill). Where a dock sits over state-owned submerged land inside the Boca Ciega Bay or Pinellas County aquatic preserves, state Rule 18-20.019, Florida Administrative Code adds limits: no dock may extend more than 500 feet or 25 percent of the width of the waterbody at that spot, whichever is less. On a canal, that width test can matter. Ask the county’s Water and Navigation staff, (727) 464-4170, which rules apply to a specific lot before you plan a new dock or lift.
Flood zones, elevation and the 2024 storms
Most homes on St. Pete Beach sit in FEMA high-risk flood zones (AE or VE), so flood insurance is required for a federally backed mortgage and the elevation of the house drives both the premium and what you can do to it later. Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach and a record at the St. Petersburg tide gauge. Hurricane Milton followed two weeks later.
For any Bahia Shores address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination after 2024. Our St. Pete Beach flood zone and insurance guide and FEMA 50% rule guide explain what those answers mean.
Rental rules
According to the Pinellas Realtor Organization summary of local rental rules, St. Pete Beach allows stays under 30 days only in the RM zoning district and the Pass-a-Grille overlay, and no more than three times in 12 months. Rentals of 30 days or longer are allowed in any district. Check the zoning of the specific lot with the city before you count on rental income, and see our short-term rental rules by city.
In August 2026 the city commission chose not to start a short-term rental registration program and favored enforcing the existing rules instead (FOX 13, August 20, 2026).
