What Is My Paradise Island Home Worth?
Updated October 2026. On Paradise Island, value follows the water: open bay or canal frontage, the dock and seawall, elevation, and how the home came through 2024. A rebuilt waterfront home and an original one can be far apart. Request a free written valuation and we will show you where your home fits.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Paradise Island is a neighborhood of the City of Treasure Island, so city flood and permit rules apply. For the neighborhood itself, see our Paradise Island guide.
What drives home value in Paradise Island
Water frontage and view
Lots that face open water across Boca Ciega Bay and lots on protected canals appeal to different buyers. Frontage width, view and exposure all matter.
Dock, lift and seawall
A permitted, working dock and lift and a sound seawall support value; an aging wall is a cost buyers will deduct. Our seawall and dock inspection guide lists what to look for.
Age and elevation
Neighborhoods.com lists homes built from 1951 to 2021. Elevation and repairs drive the flood premium.
Condos
For a Paradise Island Towers unit, value also depends on reserves, inspections, assessments and rental rules. See how to sell a beach condo.
The 50% rule and what it means for a Paradise Island home
The City of Treasure Island applies the FEMA substantial improvement and substantial damage rule, described on its 50% rule page and post-hurricane FAQ. If repair or improvement costs equal or exceed 50% of the structure market value, the building must be brought up to current flood rules, which can mean elevating it. Only the structure counts, not the land, pool or landscaping, and the city says maintenance work such as cabinets and countertops counts toward the 50%.
In 2025 the Legislature passed SB 180, now section 163.31795, Florida Statutes, which bars local governments in the National Flood Insurance Program from adopting or enforcing any cumulative substantial improvement period. Confirm current practice with the city before you budget a renovation. Our 50% rule guide for sellers covers how this affects a sale.
Storm history and seller disclosure
Buyers will ask what happened to your Paradise Island home in 2024 and what was done about it. Florida requires residential sellers to complete a flood disclosure at or before contract under section 689.302, Florida Statutes, covering known flood damage during your ownership, flood insurance claims and federal assistance such as FEMA aid. If the home was damaged, see selling a storm-damaged home in Pinellas.

How Team Beachside builds a valuation
We prepare each valuation by hand, not with an automated estimate.
- Sold listings on Paradise Island and other bay-front streets that match your frontage, view, elevation and condition.
- Pending listings that show what buyers are committing to now.
- Active listings your buyers will compare you against.
- Expired and withdrawn listings that show which prices and conditions buyers passed on.
- Adjustments for water frontage, elevation, storm repairs and permits, renovation level, lot size and boat access.
You receive a written price range, the reasoning behind each comparable, and a list price strategy. If your home was listed before and did not sell, read why homes do not sell.
Seller checklist before you ask for a value

What is my Paradise Island home worth?
It depends on frontage and view, dock and seawall condition, elevation and flood zone, storm repairs and permit status. We build a written valuation by hand from sold, pending, active and expired listings that match those factors.
Does the city use the FEMA 50 percent rule?
Yes. If repairs or improvements cost 50% or more of the structure market value, the building must meet current floodplain rules. State law now bars cumulative lookback periods. Confirm current practice with the city.
Do I have to disclose hurricane flooding when I sell?
Yes. Section 689.302, Florida Statutes, requires residential sellers to disclose known flood damage, flood insurance claims and federal flood assistance at or before signing the contract.
