Isle of Palms, Treasure Island: Neighborhood Guide
Updated October 2026.
Isle of Palms is a bay-side neighborhood of Treasure Island laid out along 115th Avenue and the numbered streets that run off it, First through Ninth Street East. It is mostly single-family homes and duplexes on canal and interior lots, a short drive or bike ride from the beach.
We are John and Nicole Kavaliauskas, licensed Florida Realtors with LoKation Real Estate. Here is what public sources and listing records show about Isle of Palms, and what to confirm before you buy.
Where Isle of Palms is
Pinellas County parcel data places Isle of Palms homes on 115th Avenue, First through Ninth Street East, and parts of 110th and 112th Avenues, all with Treasure Island addresses. Our Treasure Island home value guide describes Isle of Palms as one of the finger-island neighborhoods on the bay side where boaters look.
What county records show
The county records the neighborhood as three plats: Isle of Palms and its first and second additions. Together they hold about 510 parcels: 359 coded as single-family homes, 95 as duplexes or other small multifamily buildings, and 48 vacant. Neighborhoods.com says the community dates to 1956, with homes built from 1950 to 2014 and a mix of single-family and attached homes. Original homes sit next to newer and elevated ones, so condition and elevation vary from house to house.
Water and boating
On canal lots, buyers weigh canal width and depth, time to open water, seawall and dock condition and lift capacity. Confirm depth at the dock and along the route, and any bridge clearance. Our seawall and dock inspection guide lists what to look for.
Flood zones, elevation and the 2024 storms
Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach. Hurricane Milton followed two weeks later. For any Isle of Palms address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination. Treasure Island explains its process on its 50% rule page and post-hurricane FAQ.
Rental rules
Treasure Island regulates short-term rentals by zoning district, per its short-term rental information page. Tourist dwellings are not permitted in the RU-75 single-family district, where more than two changes of occupancy in 12 months counts as a tourist dwelling, or in the RM-15 multi-family district. They are permitted in the CG, RFM-30, RFH-50 and PR-MU districts. Permitted rentals also need a state license, a city business tax receipt and tourist tax collection. Check the zoning of the specific Isle of Palms lot with the city before you count on rental income, and see our short-term rental rules by city.

This page provides general information only and is not legal, tax, or insurance advice. Parcel counts come from Pinellas County parcel data as of October 2026 and change over time; neighborhood boundaries in listing records are informal. Flood rules, substantial damage determinations, permitting, zoning and rental regulations change and apply differently to each property. Verify details with the city, Pinellas County, FEMA, your insurer, lender or a licensed attorney before making decisions. John and Nicole are licensed Florida Realtors with LoKation Real Estate.
