So finden Sie den besten Immobilienmakler in St. Pete Beach, FL
There is no official ranking of real estate agents or realtors in St. Pete Beach, FL, so the best real estate agent for you is the one whose license checks out, who answers the questions below without looking them up, and who shows you the local numbers behind any price opinion. Team BeachSide’s checklist for choosing a St. Pete Beach agent follows, and it works whether you hire us or someone else.
Step 1: Check the license
Florida real estate sales associates and brokers are licensed by the Department of Business and Professional Regulation (DBPR). The DBPR license search at myfloridalicense.com lets you search by name, license number, city or county, or license type. Run the agent’s name, confirm the record comes up, and check that the brokerage on the record matches their marketing.
Step 2: Ask questions that reveal local knowledge
The best realtor for St. Pete Beach already knows these answers:
- How many St. Pete Beach and Pass-a-Grille sales have you handled in the last two years?
- What is the median sale price for St. Pete Beach condos and homes, and where does that number come from?
- How do you handle a home that received a substantial damage letter after Helene or Milton?
- Which Gulf Boulevard condo buildings have a structural integrity reserve study on file, and how do you check?
- In which St. Pete Beach zoning districts can a unit be rented for less than 30 days?
- What does the agreement I sign cover, and how does it end?
What a St. Pete Beach real estate agent must know
Flood zones and elevation. An elevation certificate shows the lowest floor relative to base flood elevation, which drives flood insurance pricing and what an owner can do with the home later. Your agent should ask for the elevation certificate, storm repair permits, any substantial damage letter, and the flood disclosure required under section 689.302. Under the FEMA 50 percent rule, if the cost to repair or improve a building in a flood zone equals or exceeds 50 percent of the structure’s market value, the building generally must be brought up to current flood rules.
Insurance. For St. Pete Beach single-family homes, Pass-a-Grille included, the median federal flood premium was $4,722 a year for policies effective September 2025 through August 2026, and the median condo unit owner flood policy was $1,060, according to Team BeachSide’s review of FEMA policy data. Premiums vary from home to home, so get wind and flood quotes before you offer.
Condo SIRS and reserves. Florida law requires a structural integrity reserve study for residential condo buildings three habitable stories or higher. Associations that existed on or before July 1, 2022 had to complete one by December 31, 2025, and for budgets adopted on or after December 31, 2024, an association that must obtain a SIRS may no longer vote to waive or reduce reserves for the items in the study. Team BeachSide’s SIRS status list by building shows which St. Pete Beach and Pass-a-Grille buildings have a matching DBPR filing. Ask for the SIRS, the milestone inspection report, the budget and any pending special assessments before you write an offer.
The short-term rental rule. The City of St. Pete Beach says rentals of less than one month are not permitted in many zoning districts. It allows stays of less than 30 days up to three times in a 12-month period in the RM district and in the Pass-a-Grille Overlay District, and rentals of one month or more are allowed in all residences. Permanent transient lodging uses need a business tax license, reviewed by Zoning and the Fire Marshal. The city’s page was last updated October 15, 2020, so confirm the zoning for any address on the city’s official zoning map and check the condo association’s own minimum, which can be longer.
Seawalls and docks. In the canal and bay neighborhoods, a general home inspection usually does not evaluate the seawall in depth. Your agent should recommend a separate marine or seawall inspection, check permits with Pinellas County Water and Navigation and the city, and confirm whether the wall meets the current local height rule.

Häufig gestellte Fragen
Who is the best real estate agent or realtor in St. Pete Beach?
There is no official ranking of St. Pete Beach real estate agents or realtors. Look for a current DBPR license, recent St. Pete Beach transactions, and clear answers on flood zones, insurance, condo reserves, the rental rule and seawalls. Team BeachSide is one local option; interview more than one agent and choose the one who answers with sources.
How do I check if a Florida real estate agent is licensed?
Use the DBPR license search at myfloridalicense.com. Search by name or license number and confirm the record matches the agent and brokerage.
Is a Realtor the same as a real estate agent?
Not always. The National Association of Realtors says the Realtor trademark identifies its members, who follow its Code of Ethics, and only members can call themselves Realtors. Either way, confirm the agent’s Florida license on the DBPR search.
Can I rent out a St. Pete Beach condo short term?
Only in certain zoning districts. The city allows stays of less than 30 days up to three times in 12 months in the RM district and the Pass-a-Grille Overlay District, and rentals of one month or more everywhere. Condo rules can add longer minimums.
