Pinellas Beach Condo SIRS Status by Building
Aktualisiert im Oktober 2026.
Florida requires condo associations to complete a structural integrity reserve study (SIRS) for each building three habitable stories or taller, and to report it to the Department of Business and Professional Regulation (DBPR). DBPR posts two public lists of associations that filed the SIRS reporting form. On October 19, 2026 we checked both lists against the Gulf beach condo buildings we cover, from Tierra Verde to Clearwater Beach, searching by building name and by each association’s legal name in state corporation records. The table below shows the 33 buildings with a matching entry.
What the DBPR lists can and cannot tell you
- A match means a form was filed. DBPR shows only complete SIRS reporting forms, displayed as the association submitted them. DBPR does not say it reviewed the study.
- The lists show names and locations only. They do not show when the study was done, what it found, or whether reserves are fully funded.
- A building missing from this table is not a finding. We list only buildings with a matching entry. A building may be missing because its association filed under a name we could not match, filed after our check, or is not required to file, for example if its buildings are under three habitable stories.
- The seller still has to give you the study. Under F.S. 718.503(2), a resale seller must provide the most recent SIRS, or a statement that none has been completed. Ask for it early.
SIRS status by building
„Before July 2025“ and „July 2025 and after“ are DBPR’s two lists. Some associations appear on both. Buildings with more than one association, such as Redington Towers and Silver Sands, can have several entries.

Source: DBPR SIRS Reporting Database, lists „SIRS Submitted Prior to July 2025“ and „SIRS Submitted July 2025 and After,“ checked October 19, 2026. We searched both lists for each building’s name and its association’s legal name from the Florida Division of Corporations, and confirmed the city. Names are shown in normal capitalization. The lists change as associations file, so check DBPR for the latest. If you see an error, tell us and we will correct it.
How to check a building yourself
- Find the association’s legal name on the declaration of condominium or on the Florida Division of Corporations site (Sunbiz).
- Open DBPR’s SIRS reporting page and search both lists for that name.
- Ask the association or manager for the full SIRS, the date it was completed and the current reserve funding plan.
- Have your lender review the condo questionnaire and the study before your inspection period ends.
What to ask if a building is not listed
- How many habitable stories does each building have, and is a SIRS required?
- Was the SIRS completed, and on what date?
- Was the DBPR reporting form filed, and under what association name?
- Are reserves funded to the study, paused, or covered by a line of credit?
- Are any special assessments adopted or planned?
Our guide to milestone inspections, SIRS and reserves explains the rules and the documents to request. For details on each building, see beach condos by building.
This page reports what DBPR’s public lists showed on the date above. It is not a statement about any building’s condition, compliance or finances, and it is not legal or engineering advice. Verify with the association, DBPR, your lender and a Florida real estate attorney.
What is the DBPR SIRS list?
DBPR posts two public lists of condo and co-op associations that filed the SIRS reporting form: one for forms submitted before July 2025 and one for July 2025 and after. The lists show the association name, project name, city and ZIP code as submitted.
Does a building on the list have fully funded reserves?
Not necessarily. The lists show that a reporting form was filed. They do not show the study’s findings or the reserve balance. Read the SIRS, the budget and the financial statement for that.
Why is a building not on the list?
The association may have filed under a different legal name, filed after our check, or may not be required to have a SIRS, for example if its buildings are under three habitable stories. Ask the association directly.
Wann war die erste SIRS fällig?
For most associations, the first SIRS was due by December 31, 2025. Since July 1, 2024, associations must file the DBPR reporting form within 45 days of completing a study.
Which condo buildings need a SIRS?
Residential condo and co-op buildings three habitable stories or taller. The study must be updated at least every 10 years. Some small buildings, such as four-family dwellings with three or fewer habitable stories, are exempt.
