So finden Sie den besten Immobilienmakler in Madeira Beach, FL
There is no official ranking of realtors or real estate agents in Madeira Beach, FL, so the best realtor for you is the one whose license checks out, who answers the questions below without looking them up, and who shows you the local numbers behind any price opinion. Team BeachSide’s checklist for choosing a Madeira Beach agent follows, and it works whether you hire us or someone else.
Step 1: Check the license
Florida real estate sales associates and brokers are licensed by the Department of Business and Professional Regulation (DBPR). The DBPR license search at myfloridalicense.com searches by name, license number, city or county, or license type. Run the agent’s name, confirm the record comes up, and check that the brokerage on it matches their marketing.
Step 2: Ask questions that reveal local knowledge
The best real estate agent for a barrier island city knows these answers:
- How many Madeira Beach sales have you handled in the last two years?
- What is the median sale price for Madeira Beach condos and homes, and where does that number come from?
- How do you handle a home that received a substantial damage letter after Helene or Milton?
- Which Madeira Beach condo buildings have a structural integrity reserve study on file?
- What is the minimum rental period in the R-1 and R-2 zoning districts?
What a Madeira Beach real estate agent must know
Flood zones and elevation. The lowest floor’s height against the base flood elevation drives flood insurance cost and future rebuild rules; the city’s Forerunner portal shows a property’s elevation certificate. Your agent should also ask for storm repair permits, any substantial damage letter, and the seller’s flood disclosure under section 689.302, Florida Statutes. The city’s guide states that a repair costing 50 percent or more of the structure’s market value makes it substantially damaged, which means meeting current floodplain standards.
Insurance. For Madeira Beach single-family homes, the median federal flood premium was $4,778 a year for policies effective September 2025 through August 2026, and the median condo unit owner flood policy was $1,111, according to Team BeachSide’s calculations from FEMA policy data. Premiums vary from home to home, so get wind and flood quotes before you offer.
Condo SIRS and reserves. Florida law requires a structural integrity reserve study for each condo building three habitable stories or higher. Associations that existed on or before July 1, 2022 had to complete one by December 31, 2025, and for budgets adopted on or after December 31, 2024, an association that must obtain a SIRS may no longer vote to waive or reduce reserves for the items in the study. Team BeachSide’s SIRS status list by building showed six Madeira Beach buildings with a matching DBPR filing on October 19, 2026: Beach Place, Madeira Norte, Madeira Vista, Ocean Sands, Sereno and Surfside Tower. A match means a form was filed, not that the state reviewed it. Ask for the SIRS, the milestone inspection report, the budget and any pending special assessments before you write an offer.
The short-term rental rule. A City of Madeira Beach letter from the city manager states that R-1 single-family zoning requires rentals of no less than six months and R-2 low-density multifamily zoning no less than three months, unless the property was legally operating as a short-term rental before Ordinance 1069 was adopted on February 28, 2006. Grandfathered owners need a city Business Tax Receipt, a state lodging license and proof of tourist development tax payment; violations can bring a fine of up to $500 each. The letter is undated and covers only R-1 and R-2, so confirm the rule for the exact parcel with the city, and check the condo association’s own minimum.
Seawalls and docks. On the canal and bay lots, a general home inspection usually does not evaluate the seawall, dock or lift in depth. Your agent should recommend a marine inspection and ask the seller for permits and final inspections for the wall, dock, lift and dock electrical work. Pinellas County’s Water and Navigation section permits docks, seawalls and lifts in Madeira Beach under Chapter 58 of the county ordinances.
