Vina del Mar, St. Pete Beach: Neighborhood Guide

Vina del Mar is a residential island on the bay side of St. Pete Beach, close to the Don CeSar and Pass-a-Grille. It is built around a neighborhood park with courts, a playground and a dog park, and its streets are lined with single-family homes, some on the water and some on interior lots.

Where Vina del Mar is

Barkett Realty’s St. Pete Beach neighborhood overview describes Vina del Mar as a man-made island east of Pass-a-Grille, with waterfront and garden homes. A recent listing on East Vina del Mar Boulevard describes the island as golf cart friendly and minutes from the Don CeSar and from Pass-a-Grille’s beach and restaurants (listing). Listing records often use the name Vina Del Mar Island.

Pinellas County parcel data records the island as Vina-Del-Mar Sections 1 through 4, with their additions and replats, and North Vina del Mar with its first and second additions. Together they hold about 558 parcels, 547 of them coded as single-family homes, on East and West Vina del Mar Boulevard, Hermosita Drive, North and South Tessier Drive, Alton Drive, North and South Julia Circle, Mar Street and Isle Drive.

The park

The same listing describes a 3.5 acre neighborhood park with a playground, basketball and tennis courts, a picnic area and a dog park. Barkett adds pickleball courts and two fenced dog areas. Check current hours and rules with the City of St. Pete Beach.

Homes and lots

Vina del Mar is mostly single-family homes, some on the water and some on interior lots. Build years vary; the listing above, for example, was built in 1980. Check whether a home is original or elevated, because that changes the flood premium and what can be done to it later.

Water and boating

For a waterfront lot, confirm depth at the dock and along the route to open water, any bridge clearance on that route, dock and lift permits, and the seawall’s condition. Our seawall and dock inspection guide lists what to look for.

Flood zones, elevation and the 2024 storms

Most homes on St. Pete Beach sit in FEMA high-risk flood zones (AE or VE), so flood insurance is required for a federally backed mortgage and the elevation of the house drives both the premium and what you can do to it later. Hurricane Helene pushed a major surge into Pinellas County in September 2024; the National Hurricane Center Helene report lists water levels of 7.26 feet above mean higher high water at Madeira Beach and a record at the St. Petersburg tide gauge. Hurricane Milton followed two weeks later.

For any Vina del Mar address, look up the zone on the FEMA Flood Map Service Center, check for an elevation certificate on the Pinellas County elevation certificate map, and ask whether the city made a substantial damage determination after 2024. Rental rules

According to the Pinellas Realtor Organization summary of local rental rules, St. Pete Beach allows stays under 30 days only in the RM zoning district and the Pass-a-Grille overlay, and no more than three times in 12 months.   • Confirm the subdivision and lot on the Pinellas County Property Appraiser record
  • Get the flood zone, elevation certificate and current flood policy
  • Ask for permits, invoices and any substantial damage letter for work since 2024
  • For a waterfront lot, inspect the seawall and dock and confirm water depth
  • Get flood and wind insurance quotes early in the inspection period
  • Check the zoning if rental income matters to you
