Rules buyers ask about
Rentals
Sources do not agree on a single rental minimum. A building page lists short-term rentals as not allowed. One vacation rental listing at Redington Towers shows a 90 night minimum, and an annual rental listing shows a 12 month lease with association approval required. Ask the association for the current minimum, how many leases are allowed per year, and the approval process.
The town rules matter too. The Town of Redington Shores rental regulations prohibit transient rentals in the RS-7, RS-10, RD-15, and RM-15 districts and permit them in the ROR-15 and CTF districts, with a $500 per day fine for violations. Confirm the zoning district for this parcel with the town. Our short-term rental rules guide covers the details.
Pets
Building pages and recent listings say pets are not allowed. Confirm with the association, including rules for service and support animals.
Fees
Fee figures vary widely across sources, from about $500 to $700 per month on one agent page to a range of $753 to $1,550 on a building page. One listing says fees cover cable TV, electricity, grounds care, insurance, internet, security, sewer, trash, and water. Ask for the current budget for the tower and unit size you are considering.
Building condition and condo law
With towers built from 1974 to 1982 and about 20 stories, Redington Towers falls under Florida’s milestone inspection and structural integrity reserve study (SIRS) rules. An agent directory lists the towers as separate condominiums, Redington Towers 1, 2 and 3, so ask for documents for the specific tower. Request:
- The milestone inspection summary, and whether any repairs followed
- The most recent SIRS and the reserve funding schedule
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any adopted or proposed special assessments, including for concrete, balconies, or windows
We did not find public news reports about Redington Towers after the 2024 hurricane season. Ask how the ground level, pool deck, parking, and building systems fared, and whether any insurance claims remain open. Our condo inspections, reserves and SIRS guide explains what to look for.
Flood and insurance
A listing for a unit in the 17920 tower shows flood zone AE. Confirm the current zone and elevation details for your tower, ask for the master policy declarations and deductibles, and get your own HO-6 and flood quotes early. Our flood zones and insurance guide explains the basics.
