Pinellas Housing Market: September Numbers Next to the Gulf Beaches
Florida Realtors released Pinellas County’s September 2026 housing numbers on October 16. Below are the highlights, next to our own count of 12 months of sales in five Gulf beach cities: St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach and Clearwater Beach. Countywide, the single-family median price rose while closings fell, and condo sales picked up. On the beaches, condo sales jumped while the condo median price fell, and in every one of the five cities, active condo listings have been on the market longer than active single-family listings.
Pinellas County in September
Florida Realtors reports single-family homes separately from condos and townhouses. Figures in parentheses are September 2025.
| Single-family homes | Condos and townhouses | |
|---|---|---|
| Closed sales | 746, down 9.0% (820) | 495, up 13.3% (437) |
| Median sale price | $465,000, up 9.4% ($425,000) | $246,750, up 3.7% ($238,000) |
| Median days to contract | 36 (42) | 61 (77) |
| Median share of original list price received | 94.7% (93.1%) | 92.4% (91.0%) |
| Months of supply | 3.7 (4.2) | 6.5 (7.9) |
| Share of sales paid in cash | 31.0% (36.7%) | 61.4% (56.3%) |
Two more details. Homes that sold in September went under contract faster than a year earlier, for both property types. And sales at $1 million and up rose: 102 single-family sales, up 37.8%, and 35 condo and townhouse sales, up from 11. For the year to date, the county median is $465,000 for single-family homes (up 4.6%) and $290,000 for condos and townhouses (up 9.4%).
The Gulf beaches: 12 months to September 30
Our beach numbers come from Stellar MLS. They cover closings from October 1, 2025 through September 30, 2026 in the five cities combined, compared with the 12 months before.
| Oct 2024 to Sep 2025 | Oct 2025 to Sep 2026 | Change | |
|---|---|---|---|
| Condo sales | 390 | 621 | +59% |
| Condo median sale price | $646,000 | $549,500 | -15% |
| Condo median days on market | 65 | 90 | +25 days |
| Single-family sales | 558 | 442 | -21% |
| Single-family median sale price | $772,000 | $937,013 | +21% |
| Single-family median days on market | 46 | 92 | +46 days |
The earlier period began days after Hurricane Helene (September 26, 2024) and includes Hurricane Milton (October 9, 2024). Medians reflect the mix of homes that sold in each period, not the change in value of any one home, and this data does not show why they moved. City-by-city tables are in our Pinellas beach market report.
Supply on the beaches versus the county
Florida Realtors treats about 5.5 months of supply as a balanced market. More than that traditionally favors buyers, and less favors sellers. Countywide in September, single-family supply was 3.7 months and condo and townhouse supply was 6.5 months. Here is the beach picture as of October 8, 2026.
| City | Condo months of supply | Single-family months of supply |
|---|---|---|
| St. Pete Beach | 5.8 | 4.7 |
| Treasure Island | 11.6 | 6.7 |
| Madeira Beach | 7.2 | 6.6 |
| Indian Rocks Beach | 10.2 | 5.3 |
| Clearwater Beach | 7.8 | 9.8 |
Every beach city had more condo supply than the county’s 6.5 months except St. Pete Beach, at 5.8. For single-family homes, all five beach cities had more supply than the county’s 3.7 months, and St. Pete Beach was the tightest at 4.7.
What it means for you
Selling a beach condo. In four of the five cities, condo supply was above 7 months, and active condo listings had been on the market a median of 113 to 164 days as of October 8. Countywide, the typical condo or townhouse sold for 92.4% of its original list price. Pricing near what has actually sold in your building matters more than any area median. Start with a home valuation request or the value guide for your town.
Selling a beach house. Single-family supply is tighter than condo supply in four of the five cities, and countywide the typical single-family home sold for 94.7% of its original list price. Supply still varies widely, from 4.7 months in St. Pete Beach to 9.8 in Clearwater Beach, so look at your own city’s numbers.
Buying. More months of supply usually means more listings to choose from and more time to review documents before you commit. For condos, the building matters as much as the city, so compare buildings in our beach condos by building guide and work through the condo buyer checklist before you write an offer.
Where these numbers come from
- Pinellas County: Florida Realtors, Monthly Market Detail for single-family homes and for townhouses and condos, September 2026, released October 16, 2026, as published by the Suncoast Tampa Association of REALTORS. Florida Realtors counts townhouses with condos.
- Gulf beaches: Stellar MLS, closings October 1, 2025 to September 30, 2026, and active listings on October 8, 2026, in the MLS cities St Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach and Clearwater Beach. Condo means the MLS style “Condominium”; townhouses and condo-hotel units are counted separately. Medians and months of supply are Team BeachSide calculations. The MLS does not guarantee the accuracy of the data.
- The county figures cover one month and the beach figures cover 12 months, so compare direction and level, not exact percentages.
