Pinellas Beach Realtors and Real Estate Agents, Town by Town

Aktualisiert im Oktober 2026.

The short answer: There is no official ranking of realtors or real estate agents on the Pinellas Gulf beaches. Each beach town has its own rental rules, flood costs and market, so the agent to hire is one who can answer for the town you are buying or selling in. Team BeachSide, John and Nicole, licensed Florida Realtors with LoKation Real Estate, publishes a checklist for choosing an agent in each beach town, and each one works whether you hire us or someone else.

How to check any agent

Florida real estate sales associates and brokers are licensed by the Department of Business and Professional Regulation (DBPR). The DBPR license search at myfloridalicense.com lets you search by name, license number, city or county, or license type; confirm the record comes up and that the brokerage matches the agent’s marketing. The National Association of Realtors says the Realtor trademark identifies its members, who follow its Code of Ethics, and only members can call themselves Realtors.

Choosing an agent by town

Each town’s checklist covers the questions to ask, what an agent there must know about flood zones, insurance, condo reserves, the town’s rental rule and seawalls, and recent sales numbers. We add the link to each checklist on the day it publishes.

There is no official ranking of realtors or real estate agents on the Pinellas beaches. Look for a current DBPR license, recent sales in your town, and clear answers on flood zones, insurance, condo reserves, the town’s rental rule and seawalls. Team BeachSide is one local option; interview more than one agent and choose the one who answers with sources.

Use the DBPR license search at myfloridalicense.com. Search by name or license number and confirm the record matches the agent and brokerage.

Not always. The National Association of Realtors says the Realtor trademark identifies its members, who follow its Code of Ethics, and only members can call themselves Realtors. Either way, confirm the Florida license on the DBPR search.

Yes. Short-term rental rules are set town by town (by Pinellas County for unincorporated Tierra Verde), and flood insurance costs differ: the median federal flood premium for single-family homes ranged from $1,379 in Indian Shores to $5,279 in Redington Beach for policies effective September 2025 through August 2026, according to Team BeachSide’s review of FEMA data.
