It suits buyers who want Gulf views steps from the beach and walking distance to 8th Avenue, and who plan to live there or rent for 90 days or longer. It is not a fit for short-term rental investors.

The Beach House sits on Gulf Way, the road that runs along the Pass-a-Grille beach. Listing descriptions call out direct waterfront views and say the building is steps from the beach, and one listing notes walking distance to historic 8th Avenue. Upper floor corner units advertise sunset views over the Gulf.

Residences and amenities

Listings show two bedroom, two bath units, and several describe end or corner units with private balconies. Condition varies, from original to fully renovated with updated kitchens and tile floors. Listing records describe these shared amenities:

Listing records show a minimum lease of 90 days or more. Confirm the current minimum and any limits on leases per year with the association. City rules also apply: according to the Pinellas Realtor Organization, St. Pete Beach allows stays under 30 days no more than three times in 12 months in the Pass-a-Grille Overlay District. Building condition and condo law

Built in 1974 and seven stories tall, the Beach House falls under Florida’s milestone inspection law and the structural integrity reserve study (SIRS) requirement. With 22 units, major repairs are shared across a small group of owners. Request:

  • The milestone inspection summary, and whether phase two work followed
  • The most recent SIRS and the reserve funding schedule
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Any adopted or proposed special assessments, including for concrete, roof, windows or elevators

We did not find public reports about how the Beach House fared in Hurricanes Helene and Milton in 2024. Ask how the ground level, carports, pool and building systems fared, how repairs were funded, and whether any claims remain open.
