Isla del Sol is a bay-front island community on the Pinellas Bayway in Boca Ciega Bay, between the St. Petersburg mainland and St. Pete Beach. It is built around a private yacht and country club with an 18-hole golf course and a marina, and most of its housing is condominiums and villas. It suits buyers who want golf, boating and bay views a short drive from the Gulf beaches and Tierra Verde.

Where Isla del Sol is

The Pinellas Bayway is a state toll road system made up of two roads: State Road 682, which runs east and west between St. Petersburg and Gulf Boulevard near St. Pete Beach, and State Road 679, which runs south to Tierra Verde and Fort De Soto Park. Published road references note that the two roads intersect on Isla del Sol, midway between St. Petersburg and St. Pete Beach. Street names on the island include Sun Boulevard and Bahia del Mar Boulevard. Homes and condos here carry a St. Petersburg 33715 address.

City or county?

This matters because the jurisdiction sets the flood, permit and rental rules. City of St. Petersburg sources treat Isla del Sol as part of the city. The St. Petersburg Police Department lists Isla del Sol in its Patrol District 1, and the city’s Neighborhood Relations directory includes the Isla Del Sol Owners Association. Be aware that some tourism pages group Isla del Sol with Tierra Verde, which is unincorporated Pinellas County. Confirm the taxing district for a specific parcel on the Pinellas County Property Appraiser record before you rely on city rules.

Housing mix

Listing sites describe Isla del Sol as mostly condominiums, with villas and townhomes and a small number of single-family homes. Condo communities named in listing records include Bahia Vista, Casa del Mar, La Puerta del Sol, Palma del Mar and Playa Escondida. Each building or villa group has its own association, so fees, reserves, insurance, pet rules and rental rules vary from one community to the next. Isla Del Sol Yacht and Country Club

The Isla Del Sol Yacht and Country Club at 6000 Sun Boulevard describes itself as a private club with an 18-hole golf course, 7 Har-Tru tennis courts, 6 pickleball courts, a 76-slip yacht harbor, dining, a fitness center and a pool overlooking Boca Ciega Bay. Club membership is separate from owning a home on the island. Ask the club about membership categories, fees and slip availability before you buy if the club is part of your plan.

Water access and boating

Isla del Sol sits in Boca Ciega Bay, close to the mouth of the bay and Tampa Bay. The surrounding waters are part of the Boca Ciega Bay Aquatic Preserve, which the state says was established in 1969 as the first legislatively designated aquatic preserve in Florida. The preserve protects seagrass beds, and boaters must follow posted slow speed manatee zones. Damage to seagrass can bring a fine.

For a condo buyer, boating usually means a club slip, an association dock or a nearby marina rather than a private dock. Flood and elevation

Look up the flood zone for any address on the FEMA Flood Map Service Center and ask the seller or association for an elevation certificate. The National Weather Service Helene impact summary reports that the St. Petersburg gauge set a record of 6.31 feet above mean higher high water during Hurricane Helene in September 2024.

The City of St. Petersburg applies a 49% rule in Special Flood Hazard Areas, not the 50% figure many people quote. If the cost of repairs or improvements equals or exceeds 49% of the structure’s pre-damage market value, the whole structure must be brought up to current floodplain standards, which can mean elevation or replacement. Getting to the beaches and Tierra Verde

From Isla del Sol, State Road 682 runs west to Gulf Boulevard at St. Pete Beach, and State Road 679 runs south to Tierra Verde and Fort De Soto Park. Heading east, the Bayway reaches the St. Petersburg mainland near Eckerd College. The Bayway is tolled. The FDOT toll rate schedule lists three Pinellas Bayway toll plazas and a $50 annual commuter pass that allows two-axle vehicles unlimited passage through all three. Passes expire each September 30.

The city’s transient accommodation handout states that short-term rentals of less than 30 days may only be rented a maximum of three times in any consecutive 365-day period, unless the property operates as a licensed hotel or motel or sits in an approved Resort Facilities Overlay. Some Isla del Sol condos are advertised online for vacation stays. Before you buy for rental income, confirm the property’s status with the city and read the association’s rental rules, which can be stricter.
