Sunset Pointe at Collany Key is a gated, Gulf-front condo community at 650 Collany Road in Tierra Verde, built between 2017 and the early 2020s, with four six-story buildings and about 130 large three bedroom residences. It suits buyers who want newer construction, private garages and Gulf sunset views next to the Shell Key preserve. It is not a nightly rental community.

Location and setting
Sunset Pointe sits on Collany Key in Tierra Verde. Listing records describe a gated Gulf-front community on a deed-restricted 18-acre island, and an agent page says it is attached to the Shell Key preserve on the Gulf of Mexico. Listings describe sunset-facing Gulf views, private beach access and a boardwalk for kayaking and fishing. An agent page notes Fort De Soto Park is nearby.

Residences and amenities
Listing records describe three bedroom residences of roughly 2,700 to 3,000 square feet with semi-private elevators opening to a private foyer, two large balconies, and an enclosed garage with an air-conditioned storage room. One 2021 listing mentions Wolf and Sub-Zero appliances. A homes.com building page shows plans from 784 to 4,118 square feet, which we could not confirm elsewhere.

An agent page at mygulfcoastproperty.com shows a 2 month minimum, while a 2021 listing showed no minimum. Get the current rule from each association, since the four phases have separate associations. County rules also apply: Pinellas County’s short-term rental program requires a Certificate of Use and inspection for units rented for less than 30 days more than three times a year. Pets
Pet details conflict. An agent page and a building page show two pets up to 100 pounds each, while a 2021 listing showed two dogs or cats with a combined limit of 40 pounds and no aggressive breeds. Get the current rule in writing from the association.
Parking
Listings show one or two garage spaces under the building, plus guest parking. Confirm which spaces convey with the unit.
Building condition and condo law
Sunset Pointe is newer construction, but Florida’s structural integrity reserve study (SIRS) requirement applies to condo buildings three stories or taller, and each association must fund the reserves it identifies. Request:
- The most recent SIRS and reserve funding schedule for the specific association
- The current budget and annual financial statement
- Twelve to 24 months of board minutes
- Any warranty or construction defect claims against the developer
- Any adopted or proposed special assessments
We did not find public reports about Sunset Pointe after Hurricanes Helene and Milton in 2024. Ask how ground level garages, pools and the boardwalk fared and how repairs were funded.
