Location and setting

Hidden Lagoon sits along the Pinellas Bayway in Tierra Verde. An agent page describes it as one of the few truly gated waterfront condo developments in the area, and listings describe a boardwalk for viewing marine life, fishing docks with cleaning stations, and views of manatees and dolphins. The registry recorded phase I in November 2000 and phase II in March 2002.

Residences and amenities

Listing records describe single-level units, including three bedroom plans with three separate bedroom suites, semi-private elevator access, and a den or office in larger plans. Condition varies from original to updated. Listing records and agent pages describe these shared amenities:

Rules buyers ask about

Rentals

Listing records we reviewed did not show a consistent minimum lease, and one older listing showed none. Get the current minimum, any limit on leases per year, and the approval process from the association. County rules also apply: Pinellas County’s short-term rental program requires a Certificate of Use and inspection for units rented for less than 30 days more than three times a year. Pets

Listings show a maximum of two pets. One shows a medium size limit of 36 to 60 pounds, and another cites condo documents barring aggressive dogs. Get the current rule in writing.

Boat slips

Parking

Listings show covered parking under the building, and one shows an attached garage space. Confirm which space conveys with the unit.

Building condition and condo law

Hidden Lagoon’s buildings are four and five stories, so Florida’s structural integrity reserve study (SIRS) requirement applies, and milestone inspection timing depends on building age. Request:

  • The most recent SIRS and reserve funding schedule for the association that holds the unit
  • Any milestone inspection report, if one has been done
  • The current budget and annual financial statement
  • Twelve to 24 months of board minutes
  • Docks, boardwalk and seawall condition reports, and any adopted or proposed special assessments

We did not find public reports about Hidden Lagoon after Hurricanes Helene and Milton in 2024. Ask how the ground level parking, docks and boardwalk fared and how repairs were funded.
