Pass-a-Grille Real Estate Guide


Pass-a-Grille is the southern tip of St. Pete Beach, a narrow strip of streets between the Gulf and the bay with some of the oldest homes on the beaches. It feels like a small town: 8th Avenue’s shops and restaurants, the Merry Pier on the bay side, sunsets on the Gulf, and very little new construction.

What’s here

Historic cottages and bungalows. Much of Pass-a-Grille sits within a designated historic district, with early twentieth-century homes on small lots.

Newer elevated homes. Rebuilds at today’s flood elevations sit beside original cottages, often at very different values and insurance costs.

A few small condos and townhomes, mostly low-rise and close to the beach.

What moves value in Pass-a-Grille

  • Historic review. Exterior changes and demolition in the historic district can require approval, which affects what a buyer can build or change. Check before you plan a renovation.
  • Elevation and flood. Much of Pass-a-Grille is low-lying; the elevation certificate and flood history matter on every sale.
  • Scarcity. Few homes come up for sale at any time, and walkable streets close to both the Gulf and the bay are rare.

Local favorites

  • Paradise Grille. The beach concession at 900 Gulf Way is a Pass-a-Grille institution. Every evening someone rings the old ship’s bell by the seawall at sunset, there’s live music on weekends, and local artists set up on the patio on Saturday and Sunday mornings.
  • The Seahorse. A breakfast and lunch spot dating to the 1930s, back open in 2026 after more than a year of repairs from the 2024 hurricanes.
  • 8th Avenue. Pass-a-Grille’s small main street of shops, galleries, and restaurants, a short walk from both the Gulf and the bay.
  • Merry Pier. The bay-side pier at the end of 8th Avenue, for fishing and watching the boats come and go.
  • Gulf Beaches Historical Museum. Still closed after Hurricane Helene; Pinellas County is designing a repair project that will raise its buildings above the flood plain.

Hours and offerings change, especially as businesses finish post-storm rebuilding, so check before you go.

What the market looks like

Across the Gulf beaches, homes are taking longer to sell than they did a few years ago, most sell a few percent below their list price, and price reductions are common. Pass-a-Grille sees a limited number of sales each month, so published medians can swing sharply from one month to the next.
