What it is like to own here
St. Pete Beach runs from the Pinellas Bayway to Pass-a-Grille, and it changes character every mile. Gulf-front condo towers, canal-front homes on the bay side, historic cottages at the south end. Buyers who lump it together overpay for the wrong block; sellers who do the same underprice the right one.
What matters here in 2026 is elevation, insurance, and building health. Every conversation about value on this island starts with those three.
Areas within St. Pete Beach
- Pass-a-Grille. The historic south end: cottages, small condos, and a walkable main street. Older homes mean flood zone and elevation matter more here than anywhere on the island.
- Gulf Boulevard and the Don CeSar. Mid-island Gulf-front condos and resort-adjacent buildings. Rental rules vary by building, and reserve studies are the first thing buyers ask about.
- Vina del Mar and the Isles. Waterfront homes on canals and the bay. Seawall condition, dock permits, and elevation certificates drive value.

Insurance, flood, and rentals
- Insurance. Wind and flood are separate policies. Older Gulf-front buildings and older homes carry the highest premiums. We get quotes before listing and before any offer.
- Flood and elevation. Much of the island sits in high-risk flood zones, and an elevation certificate can change a premium significantly. Check any address on the FEMA Flood Map Service Center.
- Rental rules. The city limits rentals shorter than one month to certain zoning districts, and condo associations add their own minimums.
